About the Role
This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Completes assigned work orders by diagnosing and repairing defects, following established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process for vacant apartments, including inspections, creating punch lists, scheduling vendors, obtaining supplies, and performing maintenance tasks.
- Follows procedures for accessing and obtaining maintenance materials, supplies, and equipment, tracking inventory, and notifying supervisors about re-ordering needs.
- Completes documentation and paperwork accurately and timely for service request tracking.
- Assists in maintaining grounds, common areas, and amenities through cleaning, pressure-washing, and painting.
- Supports cost-cutting and expense control by repairing rather than replacing parts when possible and practicing correct use of tools and equipment.
- Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents promptly.
- May inspect work performed by contractors, vendors, and other service providers to ensure quality standards.
- Assists in conducting property inspections to identify safety and risk management concerns and report on the physical needs of the property.
Requirements
- Incumbents must be able to stand, walk, and/or sit for extended periods.
- Incumbents must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Incumbents must be able to work inside and outside in all weather conditions.
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required.
- Incumbents must be able to work a flexible work schedule, including evenings, weekends, and holidays for on-call duties.
Skills
- EPA certifications Type 1 and II or Universal for refrigerant recycling (Applies to Certified Service Technicians.)
- All certifications as required by State and Local jurisdictions (Applies to all Service Technicians.)
- Valid driver’s license to operate a golf cart on property (if applicable).

- $23 - $25 per hour
