About the Role

As a Regional Director, you will oversee the performance of on-site personnel, ensure property compliance with safety practices and regulatory requirements, and maintain properties in excellent condition. You will embody and promote CWS Purpose and Values, leading a team to provide a superior living experience and achieve financial goals.

Responsibilities

  • Embody and promote the CWS Purpose and Values.
  • Make safety a top priority for team members, residents, contractors, and self.
  • Recruit, hire, train, retain, and lead team members within the assigned portfolio.
  • Support, mentor, and train on-site managers.
  • Drive the growth and development of team members through feedback and coaching.
  • Hold team members accountable for their performance.
  • Lead and support large teams of property management professionals.
  • Meet objective budgeted financial goals.
  • Manage leasing and operations strategies for multi-family apartment communities.
  • Lease properties at or above market rate.
  • Manage controllable expenses effectively compared to budget.
  • Provide timely notification of variances and action plans to mitigate negative variances.
  • Keep communities clean, safe, and functional.
  • Conduct regular property inspections.
  • Review safety inspections and incident reports.
  • Ensure property presentation meets expectations.
  • Escalate concerns related to safety and wellbeing.
  • Provide exceptional customer service.
  • Resolve resident complaints in a timely, patient, and professional manner.
  • Ensure service requests are completed in a timely and satisfactory manner.
  • Maintain four (4) stars or greater on Google for each property.
  • Ensure employee engagement is high throughout the assigned portfolio.
  • Effectively problem solve by diagnosing issues, communicating them clearly, recommending remedies, and following through.
  • Hold self and team members accountable for learning from problems.
  • Collaborate effectively with other departments within the Company.
  • Establish and maintain credibility and trust with corporate departments.

Requirements

  • Four-year bachelor’s degree preferred, graduate experience a plus.
  • 10+ years progressive management experience in the multifamily real estate sector.
  • Knowledge of the multifamily industry’s trends, best practices, rules and regulations.
  • Proficiency in Microsoft Office programs (especially Excel) and property management systems such as Yardi or similar software and revenue management systems.
  • Own a valid driver’s license and have current automobile insurance.
