About the Role
Assist in the development of CWS maintenance programs and provide guidance to Maintenance Directors and assets regarding maintenance operations. This role requires 100% travel and focuses on preventative maintenance, fire life-safety, and the professional development of maintenance personnel.
Responsibilities

- Ensure functionality of all fire and life-safety systems for each property.
- Identify, collate, and store all fire and life-safety systems information for each property.
- Understand and ensure compliance of fire and life-safety systems with local regulatory requirements and codes.
- Implement property-specific, CWS-approved life-safety preventative maintenance plans.
- Schedule and complete all property inspections for fire and life-safety systems annually, on-time.
- Review results of 3rd party fire and life-safety inspections with vendors and develop repair scopes.
- Ensure all other required inspections (5, 10, 20-year) are scheduled and completed when due.
- Ensure all fire life safety repairs are made immediately for red tags and within the cure period for yellow tags.
- Conduct regular, hands-on site visits to ensure functionality and compliance of fire and life-safety systems.
- Perform annual CWS Fire Life-Safety and Property Upkeep audits for each property.
- Provide team training based on audit results.
- Ensure the physical asset is maintained through execution of each property’s specific preventative maintenance plan.
- Identify, collate, and store information on mechanical systems unique to each property for preventative maintenance plans.
- Understand and ensure proper maintenance, repair, and servicing of mechanical systems.
- Implement property-specific, CWS-approved preventative maintenance plans.
- Regularly inspect properties to ensure compliance with maintenance plans.
- Identify approved third-party vendors to support preventative maintenance plans.
- Ensure property compliance with CWS’ O&M plans for mold, radon, asbestos, and lead-based paint.
- Establish relationships with vendors for remediation and repairs compliant with regulatory requirements.
- Ensure mold and radon repairs over $10,000 are reviewed and approved by the Regional Maintenance Director.
- Provide and reinforce training on CWS’ O&M plans during site visits.
- Support on-site teams with mold repair and/or remediation questions.
- Develop proper scopes of work for fire life safety and preventative maintenance projects.
- Create detailed and effective Requests for Proposal (RFP).
- Distribute RFPs to CWS approved vendors and manage bid deadlines.
- Review bids to confirm alignment with project scopes and provide bid analysis and vendor recommendations.
- Create contracts on CWS’ approved template, ensuring appropriate terms and language.
- Collect signatures from vendors and CWS.
- Supervise project work to ensure it meets expectations, including attending pre-construction meetings and performing on-site visits.
- Confirm the skillsets and strengths of on-site Maintenance Directors meet property needs.
- Perform final interviews for new Maintenance Director candidates.
- Match property needs with appropriate Maintenance Director candidates based on skills, knowledge, and experience.
- Endorse internal promotions or transfers to Maintenance Director roles after assessing candidate suitability.
- Job shadow maintenance personnel to observe service requests, turns, property upkeep, and risk-related repairs.
- Inspect maintenance shops, vacant units, and 'down' units during every property visit.
- Provide coaching to maintenance personnel as needed.
- Escalate concerns regarding on-site Maintenance personnel performance to the Regional Director.
- Contact Human Resources and the Senior Vice-President of Operations for serious offenses.
- Perform effective site visits with specific notes on items needing repair.
- Establish credible, trustworthy, and professional working relationships with maintenance personnel.
- Check-in with Maintenance Directors regularly and provide mentorship.
- Ensure maintenance shops are set-up and organized according to CWS expectations.
- Participate as a Faculty member of CWS Academy, including New Hire and Advanced Skills training.
- Identify training needs within the portfolio and assist the Training Department in developing training materials and objectives.
- Collaborate with the Training Department to identify skill gaps and facilitate maintenance courses.
- Work with departments to ensure execution of property life-safety plans.
- Escalate life-safety and/or preventative maintenance concerns to appropriate department heads.
Requirements
- High school diploma or GED (required)
- Yardi software experience (preferred)
- Microsoft Office and Outlook software experience (required)
- EPA, HVAC I & II, CPO and local certifications (required)
- Minimum 2-4 years previous full-time work experience in apartment maintenance, or a trade requiring extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
- Possess a valid driver’s license and current automobile insurance (required)
- Own a basic set of hand tools (required)
- Able to read service requests, schedules, and converse with team members, residents, and vendors in English
- Basic computer skills
- Able to adhere to company policies, procedures, and practices

- Able to maintain a professional and ethical atmosphere
- Possess supervisory/managerial skills
- Able to perform work responsibilities at locations other than 'home' property
