Responsibilities
- Maintain current knowledge of different and new/emerging types of HVAC systems and technologies.
- Develop and perform preventative maintenance programs on HVAC equipment.
- Oversee vendor work for water treatment plans and equipment.
- Perform complex troubleshooting on equipment and manage bid processes for upgrades or repairs.
- Develop and facilitate energy savings strategies.
- Monitor mechanical/HVAC equipment performance using building automation systems.
- Adjust building automation system settings for temperature, scheduling, and pressures.
- Troubleshoot HVAC issues using BAS system data.
- Manage energy consumption and meet energy saving goals for building certifications.
- Develop electrical system preventative maintenance programs.
- Troubleshoot electrical circuitry and components, managing bid and budgeting processes.
- Understand electrical equipment, distribution, and safety precautions.
- Manage lighting control systems and maintain one-line drawings.
- Read electrical diagrams and schematics for troubleshooting.
- Perform complex problem-solving for plumbing and drainage systems.
- Manage bid and budgeting processes for plumbing repairs.
- Manage performance of exterior drainage components and inspect property for ponding.
- Manage code-compliant inspection process and repairs for fire life safety systems.
- Assist with budgeting for fire life safety inspections and repairs.
- Manage fire panels, pump systems, and automatic systems.
- Monitor piping for leaks and identify obsolete or non-code compliant components.
- Manage bid process for fire life safety system replacements.
- Stay updated on changes to applicable fire codes.
- Understand construction drawings and maintain as-built drawings.
- Assist with plan review for new construction and capital projects.
- Manage the buildings’ plan library.
- Provide input on construction projects, RFIs, and advise on construction's impact.
- Perform regular interior building inspections and open work orders for deficiencies.
- Perform regular exterior building inspections.
- Perform periodic painting, carpentry, and general maintenance repairs.
- Manage access control systems and general property security systems.
- Clean and maintain on-site areas, grounds, lighting, mechanical rooms, tools, and equipment.
- Remove trash from grounds.
- Verify installation and operation of submeters, multipliers, and phasing.
- Aid property manager in project planning, bidding, budgeting, and management.
- Recommend projects to property manager based on building needs.
- Assist in creating and updating property emergency response protocols.
- Enforce OSHA guidelines and promote safety awareness within the team.
- Monitor onsite vendors for safety best practices.
- Ensure compliance with building codes, government agencies, and company directives.
Requirements
- High School Diploma or GED
- 7-10 years building engineering or closely related field with some project supervision experience.
- SMA preferred/ SMT
- Ability to lift 50 lbs.
- Possess excellent motor skills for daily tasks.
- Valid driver’s license.
- CFC Universal License (or within 90 days of employment)
- Ability to rapidly respond to emergency situations at the building during non-business hours.
- Working knowledge of work order systems (Angus experience preferred).
- Working knowledge of time and performance tracking system (Paycom).
- Working knowledge of Microsoft Office including Word, Excel, and Outlook.
- Experience with Teams and Sharepoint preferred.
