Responsibilities

  • Maintain familiarity with various HVAC systems including chillers, pumps, cooling towers, VFD’s, terminal boxes, air handlers, and roof top units.
  • Perform or oversee preventative maintenance on HVAC equipment, including filter changes, belt changes, lubricating motors, cleaning coils, and identifying issues.
  • Understand water treatment principles and oversee regular preventative maintenance of water treatment equipment and water testing.
  • Perform basic equipment troubleshooting and identify needed upgrades or major repair needs.
  • Monitor mechanical/HVAC equipment performance using the building automation system (BAS) and make adjustments to temperature, scheduling, and building pressures.
  • Utilize BAS data points and trend logs for HVAC issue identification and troubleshooting.
  • Manage energy consumption and implement energy-saving strategies to meet goals for certifications like LEED and Energy Star.
  • Perform preventative maintenance on electrical systems, including infrared scans and transformer/switchgear maintenance.
  • Troubleshoot basic circuitry and components, perform minor repairs like bulb and ballast replacements, and manage vendors for major electrical repairs.
  • Understand electrical basics, safety precautions (arc flash, lock out/tag out), distribution panels, lighting control systems, and one-line drawings.
  • Read electrical diagrams and schematics for troubleshooting purposes.
  • Perform minor plumbing repairs and replacements, such as clearing drains, replacing flush valves, faucets, and adjusting mixing valves.
  • Manage vendors for major plumbing repairs and replacements.
  • Monitor exterior drainage components, including retention/detention ponds and storm drains, and inspect the property for ponding.
  • Manage code-compliant inspection processes and necessary repairs for fire life safety systems.
  • Manage fire panels, monitored points, pump systems, and automatic sprinkler systems; maintain familiarity with specialty tenant fire life safety systems.
  • Monitor piping for leaks or vulnerabilities and stay updated on fire code changes.
  • Understand construction drawings and maintain as-built drawings.
  • Assist with plan review for new construction and capital projects.
  • Manage the building's plan library, ensuring plans and close-out documents are organized and current.
  • Perform regular interior and exterior building inspections, identifying and creating work orders for deficiencies.
  • Perform periodic painting, carpentry, and general maintenance repairs.
  • Understand site utilities and shut-off locations.
  • Manage the access control system, including card programming and reporting.
  • Maintain general property security systems.
  • Clean and maintain various on-site areas, including grounds, lighting, mechanical rooms, tools, and equipment.
  • Remove trash from grounds.
  • Understand and adhere to OSHA guidelines and promote safety best practices among vendors and the engineering team.
  • Ensure compliance with applicable building codes, government agencies, and company directives related to building operations.

Requirements

  • High School Diploma or GED
  • 5-7 years of building engineering or closely related field experience with some project supervision.
  • SMT preferred or classes started toward SMA.
  • Ability to lift 50 lbs.
  • Possess excellent motor skills for daily tasks, including lifting, bending, stooping, climbing, crawling, walking, hanging, pushing, pulling, carrying, kneeling, dragging, reaching, and maintaining compacted/extended body positions.
  • Valid driver's license.
  • CFC Universal License (or obtain within 90 days of employment).
  • Ability to respond rapidly to emergency situations during non-business hours.
  • Working knowledge of work order systems (Angus experience preferred) and time/performance tracking systems (Paycom).
  • Working knowledge of Microsoft Office (Word, Excel, Outlook); experience with Teams and SharePoint preferred.
  • Ability to work well within a team.
