About the Role
You will support the Director of Revenue Management in optimizing apartment revenue, considering occupancy, ADR, and length of stay. You will also independently manage pricing, forecasting, and market positioning for designated properties.
Responsibilities
- Support the Director of Revenue Management in optimizing apartment revenue, considering occupancy, ADR, and length of stay.
- Independently manage pricing, forecasting, and market positioning for designated properties.
- Implement revenue strategy across all relevant distribution channels (GDS, OTA, direct bookings) to ensure optimal visibility and placement.
- Actively manage daily rates and apartment availability in PMS and RMS systems.
- Monitor rate structure and regularly analyze the performance of individual segments and booking behavior by length of stay (short, medium, and long stay).
- Co-responsible for forecast creation and the annual budget.
- Continuously monitor the serviced apartment market and conduct competitor analyses in close collaboration with the Commercial Team (Sales, Marketing & Distribution).
- Analyze pricing strategies, occupancy rates, and demand trends based on existing evaluations to derive well-founded market analyses for operational and strategic performance management.
- Regularly create reports and dashboards on the performance of smartments properties and evaluate the effectiveness of sales and marketing measures.
- Analyze booking behavior and guest profiles to gain a better understanding of target groups (e.g., business clients, long stay, project business).
- Identify data-based optimization potential through trend and deviation analyses from various sources.
Requirements
- Several years of experience in an analytical role, ideally in serviced apartments, extended stay, or hospitality.
- Independent, structured work with a high degree of accuracy, even under time pressure.
- Fluent in German and English.
- Proficient in MS Office.
- Experience with analysis tools such as FLYR.
- Familiarity with common Revenue and Channel Management systems (PMS, RMS, etc.).
