About the Role

The National Maintenance Manager is responsible for supporting the operations team and overseeing the physical integrity of the portfolio’s mechanical systems. This position will support teams on preventive, corrective, and emergency maintenance, aiming to create a high-level customer service experience for residents. The incumbent will be a strong leader who consistently delivers and exceeds service standards.

Responsibilities

  • Work with operational teams to review all maintenance systems to ensure they are performing in the best capacity.
  • Review and/or create preventive, routine and emergency maintenance schedules for site teams and contractors, ensuring accurate records are maintained.
  • Anticipate and recommend solutions for all potential issues or delays.
  • Assist in the troubleshooting of maintenance concerns and complaints.
  • Review and evaluate major repairs and maintenance requests for the mechanical systems to ensure they meet fiduciary and budget requirements.
  • Ensure that maintenance projects meet quality standards and are within provided timelines and schedules.
  • Periodically perform suite and property inspections, documenting all findings and providing direction to maintenance.
  • Responsible for the organization of tendering, analyzing, awarding and maintaining competitive contracts such as HVAC, Snow Removal, Landscaping.
  • Embrace and proactively support BGO’s culture of environmental responsibility and corporate and social responsibility.
  • Lead efforts to demonstrate the organization’s commitment to sustainability.
  • Review energy consumption trends regularly, investigating any anomalies with appropriate team members.
  • Lead BGO Residential’s understanding and completion of the Benchmarking program as well as support the team on Cambio input and subsequent energy & waste reporting.
  • Maintain an overall focus on enhancing the customer experience by expecting and providing high standards and excellence.
  • Promote a strong customer service culture among staff.
  • Demonstrate and maintain professional relationships with internal team members, direct reports, leadership and vendors.
  • Lead and support efforts to ensure resident satisfaction and service delivery through professional, prompt service, ongoing communication and follow up with team members.
  • Assist teams to ensure compliance with all legislation, including, but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, RentSafe TO Program, and Ontario’s Occupational Health and Safety Act, in addition to all other provincial legislation.
  • Mentor, teach and inspire team members by establishing expectations, actively communicating and proactive one-on-one interaction.

Requirements

  • 10 years’ experience in all areas of building operations, including mechanical, fire and life safety, electrical and HVAC systems.
  • General building construction knowledge and experience.
  • Able to read and review construction drawings.
  • Ability to communicate effectively and professionally, both oral and written in English.
  • Superior ability to develop and sustain cooperating working relationships with staff, contractors, the public and especially tenants.
  • Ability to allocate one’s time effectively, work under pressure and manage tight deadlines.
  • Ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes.
  • Willing to be and available for after-hours callouts in emergency or unavoidable situations.
  • Good knowledge of Word, Excel, Outlook.
  • A criminal verification check is required for employment.

Salary/Compensations

  • $115,000 - $125,000 per year
