Responsibilities
- Conduct FM operations including small fix or furniture/facility repair in coordination with stakeholders.
- Oversee MEP operations, including BMS status checks.
- Manage work orders to meet KPI requirements.
- Coordinate planned building power outages, from pre-arrangement to on-site execution support.
- Handle irregular/after-hours MEP requests and serve as the night/weekend POC for emergencies.
- Manage work permits and review work reports for all facility-related tasks.
- Establish relationships with key users for smooth operation.
- Assist in the implementation of Industry Best Practice operations.
- Conduct site inspections and assessments to ensure all building procedures and performance measures are maintained.
- Assist in financial processes to ensure all financial management requirements are completed in a timely and accurate manner.
- Support evacuation drill support.
- Perform other facility/MEP related tasks.
- Assist in the management of all contractors on site to ensure they perform to the required standards.
- Lead regular alignment meetings with key MEP vendors.
- Supervise B work construction and monitor on-site vendor operations to ensure alignment with client requirements.
- Manage vendors to meet KPI requirements.
Requirements
- Experience of Google Workspace.
- Business level of English and Japanese.
- At least 3 years or more experience on Hard services (MEP engineering or facility management experience is highly preferred).
- Customer service-oriented attitude.
- Friendly, helpful and willing to go above and beyond to help meet our customer’s needs.
- Able to prioritize effectively.
- Proactive and positive attitude.
- Team player.
- Excellent interpersonal and communication skills, including understanding for the use of confidentiality and diplomacy.
- Excellent multi-tasking and organizational skills.
