About the Role

High Rise Fire and Security is seeking a Senior Project Manager to provide exceptional preventive and maintenance service for clients, ensuring client satisfaction and contributing to the company's vision, mission, and culture. Responsibilities

  • Review project status with HRFS Engineer.
  • Strategize optimal job completion through project plan creation and implementation.
  • Develop project plans with deliverables, milestones, costs, resources, and schedules.
  • Lead project management and execution to meet or exceed objectives.
  • Communicate and coordinate job scope with clients and Field Service Managers (FSMs).
  • Report on project progress regularly.
  • Conduct on-site project review meetings for quality assurance and scope support.
  • Document drawing numbers and revision dates for final record documents.
  • Provide the Sales Department with changes via Request for Proposal (RFP).
  • Record changes on the commissioning progress report log.
  • Conduct pre-test and FDNY inspections.
  • Identify code and non-conformance issues, recommending alternative solutions.
  • Maintain accurate records of work performed and materials used.
  • Address project problems encountered or identified.
  • Manage project budgeting, leveling, and sub-contractor supervision for prime projects.
  • Collaborate with Salesperson on site walkthroughs and takeoffs for optimal job pricing.
  • Work on complex, large design-build and prime projects.
  • Conduct trainings for employees and clients on NYC and national codes.
  • Conduct technical trainings on fire alarm products.
  • Train lower-level Project Managers on project management theories and skills.
  • Serve as a Subject Matter Expert on business and organization development projects.

Requirements

  • Two-year Associate’s degree in Engineering and 6 years of project management experience in a similar industry, or 8 years of equivalent education and experience.
  • Ability to implement registry to eliminate, avoid, mitigate, and accept project risks.
  • Ability to execute the Department of Operations SOP as written and implied.
  • Knowledge of electronic circuits and application, and basic electrical theories.
  • Knowledge of fire alarm systems operation and functions, and fire alarm products (EST products preferred).
  • Ability to read and review blueprints.
  • Ability to work on multiple projects in different phases simultaneously.
  • Must be a self-starter capable of working independently and in a team.
  • Must be able to work well under pressure while preparing multiple projects.
  • Ability to work flexible hours to meet client expectations.
  • Ability to communicate effectively, in writing and verbally, with clients, peers, and management.
  • Effective leadership skills and ability to collaborate with various stakeholders.
  • Advanced project management and implementation skills.
  • Exceptional writing skills in procedure reporting.
  • Ability to lead and manage a team in successful project execution.
  • Ability to demonstrate advanced technical skills through knowledge transfer.
  • Expert knowledge of local and national (NFPA) fire alarm codes and regulations.
  • Knowledge of local and national sprinkler, elevator, and electrical codes, mechanical code, and Americans with Disability Act (ADA) regulations.
  • Knowledge of applicable New York City building code.
