About the Role

The Operating Engineer supports operation, inspection, and maintenance processes for mechanical, HVAC, electrical, and plumbing equipment and systems. This position requires the Operating Engineer to be on-site.

Responsibilities

• Complete assigned tasks including painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work, and general maintenance.
• Maintain work order system (CMMS) daily and complete tenant service requests.
• Perform assigned preventive maintenance and inspection tasks.
• Support on-call or emergency response situations.
• Troubleshoot all building systems, including electrical, DDC, and pneumatic controls.
• Comply with all safety procedures.
• Participate in ongoing technical, safety, and operational process training programs.
• Undertake other projects and tasks as assigned.

Requirements

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical, or carpentry.
• Trade school education, union training, military service, or college is desirable.
• Universal CFC EPA certification or interest in achieving within the first year (with JLL assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet tall.
• Ability to frequently climb, bend, kneel, lift, and/or drive.
• Strong customer service skills.
• Must be authorized to work in the United States without sponsorship.
