About the Role

The Leasing Consultant independently performs responsibilities related to apartment rentals, move-ins, and lease renewals. This role interacts directly with prospective and current residents to achieve maximum occupancy and build positive relationships, including generating and handling traffic, qualifying prospects, leasing apartments, and preparing lease documentation.

Responsibilities

  • Generates interest in the property by selling its benefits and giving personal tours.
  • Sells property and amenities while pre-qualifying and understanding resident needs.
  • Builds relationships and asks for the sale, following up in a timely manner.
  • Uses created relationships to understand sales objections and improve property offerings.
  • Overcomes objections by matching the community to resident needs or referring to a sister property.
  • Independently conducts property walks, checking apartments, grounds, buildings, common areas, and the office for a great first impression.
  • Maintains knowledge of company policies, procedures, lease terms, and amenities.
  • Maintains knowledge of competitor pricing, specials, policies, amenities, and availability.
  • Updates marketing, video tours, and social media regularly and independently.
  • Identifies when to discuss pricing issues with management.
  • Contributes fresh marketing ideas.
  • Provides customer service and supports the company’s commitment to exceed resident expectations in a professional, warm, and helpful manner.
  • Resolves problems professionally and friendly, knowing when to defer an upset resident.
  • Communicates in a friendly and helpful manner.
  • Maintains communication with residents through issue resolution.
  • Facilitates positive interactions with residents, contractors, vendors, coworkers, management, and sister properties.
  • Communicates professionally through verbal and written communication.
  • Prepares property reports, leases, lease renewals, resident files, and required paperwork with minimal errors and on time.
  • Maintains organization by managing files and ensuring priorities are completed.
  • Answers phones and makes contact via in person, phone, and letters to minimize delinquencies and collections.
  • Schedules move-in appointments for resident orientation.
  • Completes maintenance requests with detailed descriptions of issues.
  • Possesses general maintenance knowledge to ask relevant questions and offer basic guidance to residents.
  • Follows up with maintenance and residents upon completion of requests.
  • Tracks appointments, move-ins, move-outs, services, and bills.
  • Performs other duties as assigned.

Requirements

  • 1-3 years of customer service and sales experience required.
  • Previous experience in apartment leasing required.
  • Computer skills including proficiency in Microsoft Office (Word and Excel).
  • Excellent interpersonal and communication skills.
  • Relationship building ability.
  • High attention to detail, organization, and follow-through.
  • Dependable, self-motivated with the ability to positively resolve conflicting issues.
  • Results-oriented and able to complete tasks independently.
  • Ability to be at work regularly and on time.
  • Ability to work weekends or extended hours as required.
  • Must have a valid driver's license and acceptable driving record.
  • Reliable transportation required.
