About the Role
Atlantic Pacific Companies is seeking an experienced and highly motivated Leasing Consultant for their Affordable Housing Community, The Studio at ThinkEast, a 181-unit property in Austin, TX. This role is crucial for leasing apartments and supporting tenant needs.
Responsibilities
- Answers telephones and provide leasing information, schedule appointments for tours, take maintenance requests, and assist residents.
- Welcomes and shows prospective residents the property and explains the application process.
- Prepares move-in packet upon approval of the application.
- Reviews and explains information to residents, including gate cards, gate codes, lease terms, community policies, and move-in inventory, based on HUD and LIHTC programs.
- Walks with a resident upon move-in to complete the move-in inventory sheet and ensure signature before keys are released.
- Assists in handling resident service requests and various concerns.
- Types and delivers Community and resident letters with Manager approval.
- Ensures proper screening of applications, reviews and signs lease agreements, and ensures accurate and timely collection of fees and rents based on HUD/LIHTC regulations.
- Assists in keeping the office neat and clean.
- Assists in follow-up on work orders.
Requirements
- High School Diploma and one to two years related experience and/or training in residential services, customer service, or sales or equivalent combination of education and experience.
- Two years of LIHTC/Affordable housing experience.
- Previous experience with marketing, sales, and customer service.
- Experience with Bluemoon, Yieldstart preferred and Onsite or Yardi (CRM, Voyager, P2P) required.
- Proficient in computer software including Microsoft Office (Excel, Word and Outlook).
- Ability to cover leasing office on weekend shifts as needed.
