About the Role
The Senior Asset Manager is accountable for the strategic positioning and direction of the assets under their management, focusing on identifying strategies that enhance capital value, meet customer needs, and deliver sustainable returns.
Responsibilities
- Review property performance and meet with customers, market influencers, and advisors regularly.
- Identify opportunities to best position assets, secure renewals, and attract new customers.
- Drive higher building occupancy, retention rates, and increase asset value.
- Maintain overall accountability for the performance and financial outperformance of managed assets, including financial risk management.
- Assess valuations and identify strengths, weaknesses, and opportunities in the cash flow horizon.
- Lead market knowledge through a vast network and understanding of each property market.
- Foster active partnerships internally by ensuring information flow between Asset Managers (AMs) and Property Managers (PMs).
- Create and maintain strong relationships with customers, management team members, and other key internal stakeholders.
- Develop and implement strategies to attract and retain customers for managed assets.
- Recommend the appointment of leasing agents and drive the strategic marketing of assets.
- Negotiate and coordinate major leases.
- Prepare and present the annual Strategic Asset Plan, including budgets and capital expenditure, for agreement with the Fund Manager.
- Ensure valuation assumptions align with asset forecasts and fund expectations.
- Oversee Property Management services to ensure delivery of key strategies and budget.
- Attend monthly property meetings with relevant managers.
- Improve the sustainability performance of assets and support Fund initiatives.
- Support property management in managing WHS risk across assets.
- Support and drive annual tenant customer survey action plans.
- Participate in market activities, including industry panels.
- Enhance customer experience through place creation and technology.
- Build and maintain tenant relationships and develop rapport and trust with key tenant representatives.
- Achieve internal budget targets and financial results, including property-level budgets and leasing/valuation outcomes.
- Understand the positioning of assets in the broader market.
- Influence internal stakeholders to deliver on asset strategy.
Requirements
- Demonstrated experience in asset management or a related field.
- Strong understanding of financial principles and property valuation.
- Excellent relationship management and stakeholder engagement skills.
- Proven ability to develop and implement strategic plans.
- Experience in negotiating and coordinating leases.
- Knowledge of sustainability practices in property management.
- Familiarity with WHS risk management.
- Experience in driving customer experience initiatives.
