About the Role

This senior, cross-functional role requires an experienced developer to own the execution of multiple development projects simultaneously, managing them through the entire lifecycle from acquisition to stabilization. The ideal candidate will act as a project owner, anticipating risks, driving schedule and budget discipline, and connecting various departments.

Responsibilities

  • Lead and coordinate due diligence on new acquisitions.
  • Build and pressure-test development pro formas, yield-on-cost models, and sensitivity analyses.
  • Coordinate LOIs, purchase contracts, deposits, and contingency tracking.
  • Support investor and capital partner materials, structuring inputs, and SPV formation.
  • Manage entitlement strategy, including rezoning, variances, and site plan approval.
  • Build and maintain relationships with municipal staff and officials.
  • Coordinate the design team through concept, schematic, and construction documents.
  • Navigate environmental and jurisdictional matters and infrastructure coordination.
  • Support debt and equity sourcing, lender/LP reporting, and draw management.
  • Track project budgets against approved capitalization and flag variances.
  • Maintain investor-facing reporting standards and respond to partner diligence requests.
  • Oversee the GC relationship and construction phase, including schedule, budget, change orders, and quality control.
  • Manage value engineering decisions, RFIs, and design clarifications.
  • Coordinate permitting, inspections, and certificate of occupancy milestones.
  • Coordinate the transition from construction to operations, including marketing, leasing, and amenity activation.
  • Track absorption against underwriting and manage the path to stabilized occupancy and NOI.
  • Lead the handoff to property management and asset management.
  • Manage a portfolio of concurrent projects at varying phases, prioritizing across competing deadlines and resources.
  • Maintain master schedules, risk registers, and reporting dashboards for executive leadership.
  • Mentor analysts and junior team members.

Requirements

  • 8+ years in real estate development, with direct experience across the full lifecycle.
  • Demonstrated track record managing multiple ground-up or major mixed-use / multifamily projects simultaneously.
  • Strong financial fluency: development pro formas, capital stacks, yield-on-cost, and partnership economics.
  • Working knowledge of entitlements, zoning, and municipal approval processes in the Northeast.
  • Experience coordinating design and construction teams and managing GC relationships.
  • Excellent communication skills with the credibility to represent the firm to municipalities, lenders, and capital partners.
  • Bachelor's degree in real estate, finance, engineering, architecture, planning, or a related field.
  • Experience with high-barrier-of-entry Northeast markets (Long Island, NYC metro, broader region).
  • Familiarity with affordable/mixed-income components, LIHTC, Opportunity Zones, and IDA structures.
  • Exposure to waterfront, brownfield, or environmentally complex sites.
  • Graduate degree (MBA, MRED, or similar) and/or relevant professional credentials.
  • Comfort with hospitality- and wellness-oriented product positioning.
