About the Role

The Maintenance Technician is responsible for performing various maintenance tasks to preserve and enhance the property's value and functionality. This role ensures the highest safety and efficiency standards, maintaining the property to top quality. The position includes sharing routine on-call coverage for after-hours maintenance.

Responsibilities

  • Ensure all service requests and repairs are completed thoroughly and in a timely manner.
  • Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels.
  • Maintain excellent customer service standards.
  • Comply with all personnel management policies and procedures and maintain an organized, clean and safe work area.
  • Maintain preventative maintenance schedule.
  • Communicate effectively with residents, team members, vendors and supervisors.
  • Work with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program.
  • Assist the Maintenance Supervisor with maintaining a hazard communications program.
  • Inspect grounds, buildings, and other property features as required to minimize liability concerns.
  • Ensure adherence to the company's safety and hazard communications programs, policies and procedures.
  • Work with Maintenance Supervisor to ensure that physical condition of the property is maintained according to company operating and safety standards.
  • Work with maintenance team to ensure excellent curb appeal at all times.
  • Assist residents with the move-in/move-out process as needed.
  • Assist with the scheduling and performance of all maintenance/repair-related turn events.
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Address complaints and resolve issues in a timely and professional fashion.
  • Maintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model.
  • Perform other maintenance/repair work as directed by Property Manager and Maintenance Supervisor.
  • Assist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs if applicable.
  • Participate in on-call rotation for emergency service.
  • Perform additional tasks and responsibilities as required.

Requirements

  • High school diploma or equivalent required.
  • Must live within 49 km of the assigned property.
  • Must have reliable transportation due to the emergency on-call requirement.
  • A Police Criminal Record Check will be required as part of the pre-employment process.
  • Must be able to lift and/or move up to 23 kg to over 113 kg with assistance.
  • Appropriate safety equipment and apparel must be worn including proper footwear.

Skills

  • Mechanical knowledge of machines and tools, building and construction, and knowledge of occupational Health & Safety requirements.
  • Ability to work individually or in a team environment.
  • Excellent communication skills with a can-do attitude.
  • Ability to be self-driven and manage time effectively.
  • Ability to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • Ability to diagnose problems with and assist with repair of major appliances.
  • Ability to diagnose problems with and assist with repair of HVAC with proper certification.
  • Ability to diagnose problems with and assist with repair of basic-intermediate plumbing.
  • Ability to diagnose problems with and assist with repair of basic-intermediate electrical (when no license required).
  • Ability to diagnose problems with and assist with repair of sheetrock.
  • Ability to diagnose problems with and assist with repair of general carpentry.
  • Ability to diagnose problems with and assist with repair of pool care (if applicable).
  • Ability to diagnose problems with and assist with repair of roofs and gutters.
  • Ability to diagnose problems with and assist with repair of painting.
  • Ability to diagnose problems with and assist with repair of general irrigation maintenance and repairs.
  • Ability to diagnose problems with and assist with repair of landscaping.
  • Ability to diagnose problems with and assist with repair of ice/snow removal.
  • Ability to diagnose problems with and assist with repair of golf carts and small engine maintenance.

Location

  • 49 km of the assigned property

Work Type

  • Full time
  • 35-44 hours per week
  • Monday – Friday
  • Weekend rotation
  • Weekend availability is required.
  • Regular on-call coverage will be required.

Education Level

  • Trade Program Certification highly preferred.

Salary/Compensations

  • CA$32 per hour
