About the Role
Structure Tone, part of the STO Building Group, seeks a Senior Estimator for premium commercial interior projects in New York City. This role involves owning the estimating process from design through bid delivery for projects valued from $5M to $50M+.
Responsibilities
- Oversee assigned interior construction projects from conceptual stages through final bid delivery.
- Prepare progressive cost estimates as design documents evolve, covering all trades: architectural finishes, structural modifications, and full MEP/FP systems.
- Analyze architectural, engineering, and specification documents to accurately quantify scope, materials, labor, and associated costs.
- Develop clear, professional bid packages and scope analysis sheets for subcontractor solicitation and review.
- Solicit bids, perform thorough bid leveling, and validate against NYC codes, quality standards, schedules, and safety protocols.
- Proactively identify risks and recommend cost-effective alternatives to maximize client value.
- Lead kickoff and closeout meetings to ensure a smooth transition of data to operations, project management, and accounting.
- Provide continued support through project execution, including RFI pricing, change order development, and subcontract negotiations.
- Cultivate strong relationships with clients, architects, engineers, subcontractors, and suppliers.
- Participate in meetings, present estimates, and facilitate value engineering sessions for approval.
- Mentor junior team members and contribute to the continuous improvement of the estimating department.
Requirements
- Minimum 5–10 years of estimating experience, with a significant focus on commercial interior projects.
- Proven success preparing detailed estimates for $5M+ interior projects, ideally within the New York City market.
- Advanced proficiency in Microsoft Excel.
- Experience with digital takeoff platforms (PlanSwift, Bluebeam, On-Screen Takeoff, Destini, etc.) is strongly preferred.
- Deep knowledge of NYC construction practices, building codes, materials, labor rates, and sequencing.
- Strong analytical mindset, exceptional attention to detail, and excellent negotiation/communication skills.
- Must be able and willing to work onsite daily in our Manhattan office.
