About the Role
The Building Operator will be responsible for the operation, maintenance, and repair of HVAC equipment, building operations, lighting, plumbing, and electrical/mechanical systems. This role involves responding to tenant requests, performing maintenance tasks across various trades, and ensuring proper system functionality.
Responsibilities
- Operate, maintain, and repair HVAC related equipment, building operations, lights/tubes, ballast, light lenses, ceiling tiles, systems furniture, plumbing, and electrical/mechanical systems and equipment.
- Participate in a rotating shift schedule (Monday-Friday) with varying start times.
- Respond to tenant and user service calls and complaints quickly and efficiently.
- Perform work in one or more of the maintenance trades: carpentry, plumbing, HVAC, electrical.
- Provide assistance to other building operations staff in preventative maintenance and electrical maintenance.
- Perform water treatment testing and analysis, adjusting chemical feed to maintain proper levels.
- Act as relief for other similar positions.
- Complete custodial housekeeping tasks in mechanical/electrical areas.
- Perform other related duties as required and reasonably assigned.
Requirements
- 5 years’ experience in building repairs/operations.
- Aptitude to learn state-of-the-art Building Automation Systems.
- Good verbal and written communication skills.
- Ability to react swiftly and accurately to crisis situations.
- Ability to respond to unexpected emergency call-backs if problems occur.
- Ability to perform job requirements with minimal supervision.
- Ability to complete assigned tasks per agreed deadlines.
