About the Role

Choice Properties is seeking a Senior Analyst, Development Analytics and Capital to provide analytical support primarily for retail developments, with the opportunity to expand to mixed-use developments. This role offers an excellent learning experience for those aspiring to build a career in real estate development.

Responsibilities

  • Create and maintain detailed development proforma and dynamic cash flow models.
  • Critically assess proforma assumptions for accuracy.
  • Prepare financial analysis, development scenarios, and sensitivity analysis.
  • Update pro forma and cash flow projections through the Retool program for quarterly budgeting.
  • Perform budget-to-actual variance analysis for ongoing projects.
  • Identify potential risks to the construction schedule and budget and implement mitigation measures.
  • Conduct in-depth market research to refine inputs and assumptions for feasibility analyses.
  • Analyze and summarize market research databases and publications, providing updates on market trends.
  • Maintain and manage the development portfolio tracker with accurate and consistent information.
  • Coordinate and assist in transferring information from the portfolio tracker to a dashboard for senior management.
  • Proactively monitor project performance by tracking financial, schedule, construction, and leasing progress.
  • Lead the capital expenditure approval process, including preparing packages and documentation.
  • Assist in the preparation of Quarterly Business Review materials and ad-hoc development updates.
  • Contribute to crafting presentation decks for diverse audiences.
  • Identify opportunities for process improvements and efficiencies.
  • Assist with miscellaneous ad-hoc projects and duties as assigned.

Requirements

  • 3-5 years of relevant real estate development experience within a development firm or equivalent.
  • Thorough understanding of the full lifecycle of development.
  • Strong computer skills with advanced knowledge of MS Excel and PowerPoint.
  • Strong organizational, time management, and project management skills.
  • Ability to lead and prioritize various initiatives in a fast-paced environment.
  • Strategic and analytical mindset with excellent quantitative skills.
  • Critical thinker and independent problem solver.
  • Ability to identify opportunities and risks and provide initial recommendations.
  • Superb oral and written communication skills, including visualization skills.
  • Ability to build relationships and work collaboratively at all levels.

Salary/Compensations
