About the Role

The Building Operator, Level 3 is an entry or junior level position responsible for operational and technical support, including installation, repair, and maintenance of climate control and mechanical systems. This role ensures assigned buildings are managed and maintained safely, environmentally responsibly, and at the highest operational efficiency.

Responsibilities

  • Install, repair, and maintain climate control and other mechanical systems.
  • Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
  • Perform general maintenance including painting, minor drywall and concrete repairs, sanding, caulking, and housekeeping.
  • Assist with environmental assessments and reporting.
  • Participate in the corporate occupational health and safety program.
  • Assist with waste, recycling, and hazardous materials issues.
  • Monitor computerized control systems.
  • Respond to tenant service requests.
  • Assist with insurance and risk management inspections, remedial actions, and reporting.
  • Stay current with new industry practices, legislative changes, and new technologies.
  • Perform other assigned duties.

Requirements

  • Successful completion of an accredited BAS program or working towards one.
  • Proficient in MS Office.
  • Ability to communicate effectively and professionally, both orally and in writing, with all levels within the company.
  • Proven strong relationships with industry peers and trade associations.
  • Strong verbal and written communication skills.
  • Ability to resolve problems using facts and sound reasoning.
  • Ability to achieve goals using logical and strategic approaches to resolving challenges.
  • Adaptable to new ideas and able to embrace change.
  • Ability to allocate time effectively, prioritize, and manage multiple demands with tight deadlines.
  • Ability to work under pressure and achieve quality results.
  • Results and detail-oriented.
  • Strong administrative and organizational skills; ensures operations records, files, and documentation are maintained in an orderly, accurate, and timely fashion.
  • Willingness to attend to or provide direction during after-hours emergency situations.
  • Ability to exert moderate physical effort and move quickly in emergency situations.
  • Ability to thrive within a busy working environment.
