About the Role

As a Maintenance Supervisor at Rhapsody Property Management, you'll be at the heart of what makes our communities thrive. Reporting to the Sr. Property Manager, you'll play a vital role in ensuring the smooth day-to-day operations of the property—contributing directly to resident satisfaction and the overall success of our organization. This is more than just a maintenance job—it's an opportunity to deliver exceptional service, solve problems that matter, and take pride in keeping our properties running at their best.

Responsibilities

  • Manages the maintenance needs of more than one property.
  • Oversees a team consisting of Assistant Supervisors, Maintenance Technicians and Housekeeping staff.
  • Monitors service requests for both in-suite and common area issues to ensure timely completion.
  • Oversees the completion of in-suite turnover activities and housekeeping to deliver quality product to residents.
  • Delegates and ensures completion of routine plumbing repairs, carpentry, painting, basic electrical repairs, and tool maintenance.
  • Inspects and maintains grounds, facilities, and equipment to identify necessary repairs or preventative maintenance.
  • Reports maintenance issues affecting the budget, such as life safety, vacant repairs, property damages, and common area needs, to the manager.
  • Ensures cleanliness and organization of all electrical, mechanical, and work areas, including supply and storage areas.
  • Maintains the maintenance team in accordance with applicable legislation, including Health and Safety standards, WHMIS, AODA, and Human Rights.
  • Ensures team compliance with health & safety procedures, proper use of safety equipment, and identification of unsafe practices or conditions.
  • Ensures all areas are free of hazards and informs management of any unresolved issues for immediate resolution.
  • Maintains regular and timely documentation of maintenance activities.
  • Performs on-call emergency procedures as required.
  • Attends and participates in training programs as required.
  • Provides superior customer service and represents the company professionally.
  • Maintains and safeguards all company tools and equipment.
  • Works any shift Sunday-Saturday to support business needs.

Requirements

  • Completion of High School or general education degree (GED).
  • 7+ years of maintenance or related experience.
  • 2+ years in a supervisory role.
  • Flexibility to work on-call on a rotating schedule (evenings & weekends) is required.
  • Proficient with use of basic handheld and electrical tools.
  • Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
  • Must be familiar with the community rules and regulations.
  • A commitment to 'Best in Class' Customer Service.
  • A professional demeanor with strong communication skills.
  • Ability to accurately listen, understand and respond to issues appropriately.
  • Ability to work and act independently using good judgment when assessing difficult situations.
  • Strong problem-solving skills.
  • Superior organizational and time management skills with ability to multi-task/prioritize and work under tight timelines.
  • A demonstrated high degree of integrity, diplomacy, discretion and confidentiality.

Salary/Compensations

  • $85,000 - $95,000 + Bonus
