About the Role

The General Repair Technician III is responsible for operating the facility, including mechanical and other supporting systems. This role involves performing structured inspections, preventative and corrective maintenance, and routine/on-demand services on facility equipment. The technician will collaborate with BGIS departments to ensure integrated building operations and will play a key role in maintaining facility uptime, client operations, and asset integrity.

Responsibilities

  • Comply with all internal and external requirements including environmental, health and safety, fire protection.
  • Take ownership of safety measures related to building equipment.
  • Perform regular facility, mechanical, and equipment monitoring inspections.
  • Perform preventative and corrective maintenance on facility mechanical equipment and systems.
  • Respond to routine and on-demand service requests.
  • Participate in and assist with facility-related projects.
  • Provide observations on facility equipment conditions and suggest enhancements.
  • Maintain all assigned tools and arrange for repair/replacement.
  • Assume technical leadership in maintaining and optimizing building equipment.
  • Ensure peak performance of critical building equipment, including HVAC, electrical, and plumbing systems.
  • Establish a strong technical presence at facility sites.
  • Cultivate technical relationships with on-site personnel.
  • Perform work in accordance with established processes and practices.
  • Monitor assigned facility by conducting walkthroughs for equipment system monitoring and inspection.
  • Execute comprehensive technical inspections of building equipment.
  • Document and analyze technical findings, prioritizing equipment-related repairs and upgrades.
  • Execute and maintain a technical inspection checklist and database.
  • Assist in enhancing tenant and customer satisfaction.
  • Enhance the tenant experience by prioritizing equipment reliability and functionality.
  • Collaborate with facility management to ensure seamless equipment operation.
  • Be available for on-call/standby and emergency call-outs.
  • Communicate technical information effectively to internal teams and external vendors.
  • Escalate critical equipment-related issues to minimize downtime.
  • Maintain open communication channels with stakeholders regarding equipment status.
  • Manage work order life cycle from dispatch to completion.
  • Record resolution data within the service maintenance management database.
  • Ensure work completed meets quality and contract requirements.
  • Assist in the implementation of the preventative maintenance (PM) program.
  • Ensure deficiencies are identified, recorded, and escalated.
  • Maintain related documents.
  • Prioritize technical work orders related to building equipment.
  • Coordinate technical assignments and oversee timely completion of tasks.
  • Maintain thorough records of technical work order history.
  • Submit all expenditures on a timely basis.
  • Manage the budget for building equipment maintenance.
  • Solicit and evaluate technical quotes for equipment repairs, maintenance, and upgrades.
  • Oversee technical vendors and contractors.
  • Hold vendors to high technical standards.

Requirements

  • High school diploma plus trades training and/or certification or licensing.
  • Minimum 3 years’ experience providing preventive and corrective maintenance on heating ventilation and air conditions systems, or pneumatic or hydraulic systems.
  • Demonstrated ability to maintain, troubleshoot and repair mechanical and other building systems and equipment.
  • Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs.
  • Must strictly adhere to Health and Safety policies including wearing required Personal Protective Equipment (PPE).
  • Must be capable of obtaining appropriate security clearance.
  • Building Operator Certification or equivalent through an accredited institution required.
