About the Role
Manage a portfolio of residential properties efficiently and effectively, providing high-level customer service to residents and owners, while adhering to safety, quality, and operational standards.
Responsibilities

- Code and approve invoices from suppliers and contractors.
- Review and approve rental applications.
- Ensure accurate and up-to-date Management Reports (Accounts Receivable, Accounts Payable, variances, monthly inspection reports).
- Prepare yearly property budgets.
- Adhere to SKPM’s property management standards (legislative, compliance, safety, emergency response).
- Conduct pre-inspection and vacate inspection of units, noting deficiencies and preparing building reports.
- Schedule maintenance work.
- Develop scope of work for service contracts, negotiate pricing, and prepare paperwork.
- Place service calls with contractors.
- Coordinate contracted work.
- Conduct weekly/monthly common area inspections and rectify deficiencies.
- Lead the Residential Property Management Team supportively.
- Propose improvements for property management processes or procedures.
- Report to the Vice President of Residential Operations.
- Cooperate with other Residential Property Managers and the Residential Property Accountant.
Requirements
- Minimum High School diploma (Grade 12/13).
- Ability to read and write English fluently.
- Ability to accurately perform intermediate mathematical functions.
- Ability to understand and perform property management software functions.
- Minimum three years of experience in residential property management or a related field.
- Valid driver license.
- Willingness to be on call.
- Ability to work irregular hours.
