Responsibilities
- Lead leasing consultants, apply creative sales strategies, motivate team, and achieve occupancy goals.
- Maintain resident ledgers, post rent payments, issue charges, concessions, and final account statements.
- Initiate lease violations, late rent notices, and evictions.
- Assist Property Manager with Accounting Month End.
- Assist with the leasing process from tour to move-in, close sales, complete lease documents, and inspect apartments for excellent resident move-in experience.
- Understand property feature value in relation to prospective resident needs.
- Support occupancy and retention goals by following up with residents.
- Build resident relationships through courteous and timely responses.
- Promote resident satisfaction and retention by timely responding to complaints, questions, and requests, and resolving service issues.
- Plan and organize resident events with teammates.
- Train and develop teammates, including on-the-job training for leasing consultants and scheduling company training.
- Daily inspect and prepare property for cleanliness (office, models, compactor, vacants, curb appeal, amenity areas).
- Inspect and touch up model and vacant units.
- Maintain work area and office cleanliness.
- Manage in-house bad debt collections.
- Assist in managing client/owner relationships by meeting with owners, conducting community tours, providing performance updates, and responding to requests.
- Process resident move-outs, review lease terms and notice requirements, apply deposit and lease cancellation fees, and process disposition per procedures and legal requirements.
Requirements
- At least one year of leasing experience in residential property management.
- Ability to work varied schedule including weekends and holidays.
- Cheerful attitude and customer service focus.
- Strong written and verbal communication skills.
- Tech savvy, able to learn and work with property management applications.
