About the Role

Performs general maintenance repairs, apartment make-ready execution, and preventive maintenance for an apartment community. Responsibilities include daily property operations in landscaping, carpentry, painting, fencing and roofing repairs, plumbing, and light electrical, ensuring the physical integrity of the property.

Responsibilities

• Execute vacant unit make-ready, including painting, minor plumbing, electrical, appliance, and carpentry repairs.
• Manage timely and effective completion of work requests.
• Communicate work project status to supervisor and office management.
• Conduct regular inspections of buildings, grounds, and vacant units, identifying and communicating deficiencies.
• Perform snow removal and property salting as needed.
• Provide professional customer service, exceeding resident expectations.
• Perform other duties as assigned.

Requirements

• Possess at least three of the following documented skills: plumbing, electrical, HVAC, or carpentry.
• Ability to train peers.
• Ability to work safely in challenging places, including climbing ladders, working on elevated surfaces, and in confined spaces.
• High level of customer service.
• Ability to be at work regularly and on time.
• Valid driver’s license and acceptable driving record.
• Reliable transportation.
• Ability to work weekends or extended hours, including on-call rotation.
• Constant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carrying.
• Ability to lift up to 50 pounds.

Skills

• High competency in plumbing (sweat copper, install valves, rebuild stems, replum sinks, clear drains).
• High competency in electrical (use multimeters, replace breakers, wire 3 way switches).
• High competency in HVAC (diagnose and repair Split Systems, Heat Pumps, and/or boilers).
• High competency in carpentry (hang cabinets, hang sheetrock, finish & patch).
• Attention to detail and quality control under tight timelines.
• Initiative to identify and positively solve problems within established processes.
• Effective communication and interaction with managers, co-workers, vendors, and residents.
• Excellent interpersonal skills.
• Outstanding organizational and time management skills with multitasking ability.
