About the Role
The Assistant Community Manager supports and assists the Community Manager in overseeing and managing the financial and operational facets of the community. This role is pivotal in achieving the property's revenue and occupancy goals through leasing, marketing, and financial operations.
Responsibilities
- Completes accounting and reporting tasks, including preparing monthly close-out and financial reports.
- Processes invoices for payment, collects rent, fees, and other payments, and completes bank deposits.
- Performs account reconciliations and uses the property management system for financial tracking and reporting.
- Supports leasing and marketing efforts to achieve revenue and occupancy goals.
- Gathers, analyzes, and interprets market and economic trends impacting the property and recommends improvements.
- Stays informed about industry changes, leasing, and sales tools and processes.
- Manages the lease enforcement process, including apartment inspections, evictions, collections, and notifications.
- Conducts property tours, provides performance updates to clients, and meets with clients as needed.
- Manages contractors and vendors.
- Promotes resident satisfaction by building relationships with residents and co-workers.
- Ensures property safety, cleanliness, and general appearance, reporting any malfunctions or accidents.
- Ensures the property maintenance team complies with company standards for service requests.
- Acts as the on-site supervisor in the Community Manager's absence, delegating tasks and coordinating operations.
- Develops and implements marketing plans to sustain occupancy, adhering to property policies for concessions and specials.
- Performs other duties as assigned.
Requirements
- Must be available to work on weekends when scheduled.
- Must be able to perform essential job functions unaccompanied.
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
- Intermittently required to sit and perform keyboard work.
- Routine local travel may be required for business-related errands.
- Non-local travel may be required for business-related responsibilities.
