About the Role
Boom is seeking a detail-oriented and process-driven Leasing Operations Lead to build and manage the end-to-end applicant experience for its property management partners. This role involves owning the full applicant lifecycle, from document review and verification to issuing decisions and documenting processes for future automation.
Responsibilities
- Manage end-to-end application review across a portfolio of residential properties, including document collection, income verification, status communication, and final decision guidance.
- Issue approvals, conditional approvals, and denials in accordance with property-specific screening criteria, fair housing regulations, and FCRA requirements, including adverse action notices.
- Serve as Boom's operational point of contact for property management partners on leasing-related questions, escalations, and move-in coordination.
- Map and document workflows, decision trees, and applicant communication templates.
- Track time-to-decision, document completion rates, and approval/denial ratios to identify areas for improvement.
- Collaborate with product and engineering teams to translate operational learnings into scalable tooling and automation.
Requirements
- 3+ years of experience in residential leasing, applicant operations, or a closely related property management role.
- Hands-on experience reviewing income documentation (pay stubs, bank statements, employment letters) and making qualification decisions against defined criteria.
- Working knowledge of fair housing laws, FCRA requirements, and adverse action procedures.
- Strong written communication skills for applicant- and partner-facing messages.
- Highly organized with the ability to manage multiple open applications and partner relationships simultaneously.
- Comfortable operating in a fast-moving startup environment where you're building the process, not inheriting it.
