About the Role
The Leasing Consultant performs responsibilities related to apartment rentals, move-ins, and lease renewals. This role interacts directly with prospective and current residents to achieve maximum property occupancy and build positive relationships, including generating traffic, qualifying prospects, leasing apartments, and preparing lease documentation.
Responsibilities
- Generates interest in the property by selling its benefits and giving personal tours.
- Sells property and amenities while pre-qualifying and understanding resident needs.
- Builds relationships and asks for the close, following up in a timely manner.
- Conducts property walks to ensure a great first impression of apartments, grounds, and common areas.
- Maintains knowledge of company policies, procedures, leases, and amenities, as well as competitor pricing, specials, policies, amenities, and availability.
- Updates marketing materials, video tours, and social media regularly.
- Provides customer service and supports the company’s commitment to exceed resident expectations.
- Resolves problems professionally and defers upset residents when necessary.
- Communicates in a friendly, helpful, and professional manner, both verbally and in writing.
- Maintains communication with residents through the resolution of issues.
- Facilitates positive interactions with residents, contractors, vendors, coworkers, and management.
- Prepares property reports, leases, lease renewals, resident files, and other required paperwork accurately and on time.
- Maintains organized files and ensures priorities are completed.
- Answers phones and makes contact via in person, phone, and letters to minimize delinquencies and collections.
- Schedules move-in appointments for resident orientation.
- Completes maintenance requests with detailed descriptions and follows up on completion.
- Tracks appointments, move-ins and outs, services, and bills.
- Performs other duties as assigned.
Requirements
- 1-3 years of customer service and sales experience required.
- Previous experience in apartment leasing is a plus.
- Retail, hospitality, or customer-focused restaurant experience is desirable.
- Proficiency in Microsoft Office (Word and Excel) required.
- Excellent interpersonal and communication skills.
- Relationship building ability.
- High attention to detail, organization, and follow-through.
- Dependable, self-motivated with the ability to positively resolve conflicting issues.
- Results-oriented.
- Ability to be at work regularly and on time.
- Ability to work weekends or extended hours as required.
- Must possess a valid driver's license and acceptable driving record.
- Reliable transportation required.
- Position requires extensive computer and phone work.
- Frequent standing, walking, and bending, in addition to periods of extensive sitting.
- Position requires walking and climbing stairs.
