About the Role
The Assistant Project Manager will assist in the project management of all assigned residential construction projects, contributing to the creation of the Discovery Land Company experience for members and employees.
Responsibilities
- Assist in estimating, bidding, buyout, budget management, cost control, and profit & loss for assigned projects.
- Take lead on project management tasks as directed.
- Maintain client communications throughout the home building process.
- Manage construction management software (Procore) for the entire build cycle, ensuring data quality and superintendent usage.
- Maintain project budgets and schedules.
- Utilize construction management software for managing budgets, change events, change orders, meetings, RFIs, submittals, observations, inspections, reporting, and punch lists.
- Support and manage weekly meetings with project stakeholders, including OAC meetings, executive reporting, design coordination, foreman and subcontractor meetings, safety talks, and monthly PM reviews.
- Assist in establishing and maintaining procurement logs, and manage buyout, lead-time, delivery, and installation schedules.
- Track project milestone schedules and delivery dates.
- Coach, mentor, motivate, and supervise project team members and contractors, ensuring accountability.
- Manage site cleanliness, material management, laydown yards, and traffic flow.
- Perform field inspections to ensure quality control based on design intent and plans.
- Conduct daily field safety walks and observations.
- Review and draft subcontractor scopes of work.
- Review and read all construction documents.
- Develop a comprehensive understanding of all trades and plan notations.
- Perform take-offs and assist in direct material procurement.
- Analyze subcontractor proposals for conformance with plans and design criteria.
- Work with design consultants to manage deliverables.
- Delegate tasks to other project management staff for assigned projects.
- Demonstrate flexibility and ability to pivot to new projects in a fast-paced environment.
Requirements
- Bachelor’s degree in a field applicable to the position and relevant work experience.
- Construction Management certification preferred.
- Procore Certification preferred.
- OSHA 30 experience.
- At least 5 years of applicable work history.
- Strong preference for candidates with luxury residential construction experience; commercial experience and process management also preferred.
- Familiarity with Sage Timberline preferred.
- Competency with Word, Excel, Publisher, Project, and Vizio.
- Familiarity with the phases of horizontal construction, especially residential.
- Familiarity with CSI cost-code divisions.
- Experience working independently and in a team-oriented, collaborative environment.
- Ability to conform to shifting priorities, demands, and timelines.
- Ability to listen and respond to multiple stakeholders, providing feedback and recommendations.
- Conduct business in a professional and ethical manner.
- Positive attitude, professional demeanor, and exceptional communication and interpersonal skills.
- Ability to work flexible work hours as needed due to business demands.
- Ability to work in a team environment.

- Ability to read, write, speak, and understand English; additional languages preferred.
