About the Role
The Senior Asset Manager will maintain Mission Housing’s high-quality assets and design/implement strategies within the multifamily unit. This role optimizes portfolio performance through strategic, mid-to-long-term planning and short-term project execution, providing financial, physical, regulatory, and administrative services for affordable rental communities.
Responsibilities
- Independently monitor property management firms' activities and report significant information.
- Lead and monitor third-party property management in lease-ups for new construction and occupied rehabs.
- Identify, evaluate, and recommend capital improvement and replacement projects, including energy efficiency retrofits.
- Manage LIHTC capital accounts through annual analysis and exit tax projections.
- Collaborate with development and finance teams on rehab and re-syndication opportunities.
- Work with Mission Housing’s team to achieve portfolio, new construction, and acquisition goals.
- Establish a feedback loop with Asset Managers and project development teams to capture learnings.
- Collaborate with Resident Services to ensure service effectiveness.
- Represent Mission Housing’s ownership concerns and coordinate with teams to ensure lease-up, marketing, and maintenance align with plans and regulations.
- Ensure development goals are met on time.
- Create and refine reporting procedures, databases, and systems for data collection and project tracking.
- Directly supervise Asset Managers, managing their performance, development, and training.
- Review and analyze monthly property financial statements.
- Review annual operating budgets to ensure multi-year plan implementation.
- Ensure properties meet financial goals as projected and required.
- Contribute to the preparation of audited financial statements and ensure timely surplus distributions.
- Represent Mission Housing to stakeholders, partners, lenders, and community members.
- Create asset management plans for Mission Housing’s operating portfolio.
- Perform monthly site inspections and oversee physical risk management.
- Manage insurance for the portfolio, including claims and coverage levels.
- Oversee the creation and maintenance of physical specifications to maintain design integrity and improve the portfolio.
- Lead and perform due diligence on proposed new acquisitions and make recommendations.
- Research partnership agreements, financing documents, and regulatory agreements to identify constraints.
- Negotiate with partners and/or lenders to amend agreements.
- Facilitate approval processes with lenders and/or investors.
- Prepare and review all reporting information due to investors/lenders.
- File welfare exemptions and business entity forms.
- Complete other assigned tasks related to real estate asset management, policy development, budgets, planning, record maintenance, and administration.
- Perform other duties consistent with Mission Housing’s mission, including participation in community-building activities.
Requirements
- Experience working in affordable housing with multiple layers of funding.
- Experience applying for, closing, and managing 4% and/or 9% Tax Credit Applications with TCAC, CDLAC, and applicable lenders.
- Experience applying for and obtaining funding from HCD, HUD, and other non-San Francisco-based funding sources.
- Minimum of 3-5 years of real estate finance or asset management experience, preferably within 100% affordable housing or multifamily real estate.
- Experience with budgeting, forecasting, and performing financial analysis.
- Experience with compliance with regulatory agreements.
- Ability to negotiate independently on behalf of Mission Housing Development Corporation.
- Strong time management and organizational skills with attention to detail.
- Technical project management skills.
- Advanced proficiency in MS Office suite.
- Advanced proficiency in property management software, e.g., YARDI.
