About the Role
BAM UK & Ireland are looking for a Senior Caretaker to join the Facilities Management team at UCL Academy, Swiss Cottage, London. The team will be required to work shifts, on a 2-week rota between the hours of 6am & 9pm. Responsibilities
- Day-to-day supervision of site based team & supply chain partners
- Liaison with clients and schools on operational issues
- Interface with the helpdesk and administrative support team
- React and solve operational contract-related problems and issues
- Unlock / lock the college building and areas
- Undertake regular security checks and identify security risks
- Monitor fire safety equipment and carry out fire drills
- Provide emergency access to the school site
- Organise and carry out minor improvement work (e.g., erecting shelves, notice boards, redecorating, fixing)
- Organise and carry out various maintenance duties to ensure satisfactory general upkeep and maintenance of the premises
- Identify defects and record/repair them
- Collect and assemble waste for collection
- Operate and respond to alarm systems
- Promote and ensure the health and safety of pupils, staff and visitors
- Ensure BAM FM is compliant with all aspects of the Health and Safety at Work Act
- Provide assistance on health and safety matters
- Ensure agreed levels of PPM are achieved and continuously improved
- Control and delegate PPM tasks
- Ensure the safe and secure storage of spare parts, materials, tools and consumables and relevant COSHH data
- Monitor and manage sub-contractor performance, safe systems of work
- Deal with other client booking requests (e.g., exam set up, open days, parents evenings)
- Ensure all BAM FM processes and procedures are followed
Requirements
- Experience of working within a similar role
- A proactive and flexible approach to work
- Excellent management and interpersonal skills
- Great communication skills in both written and verbal formats
- Requires a level of IT competence, including the ability to use systems for logging tasks, reporting issues, and communicating effectively with the team
- Experience of Handyperson/caretaking/cleaning/site-keeping in a school/college or similar environment
- Experience of crisis situations, be practical and reliable
- Experience of Health and Safety regulations and instructions
- Ability to assess risks and complete risk assessment documentation
- Ability to escalate queries or concerns when and where appropriate
- Working knowledge of relevant policies/codes of practice/legislation
