About the Role
As a Property Manager, you will be responsible for the independent management of a commercial property portfolio, including lease agreements, rent collection, tenant relations, and property maintenance. You will also oversee operating costs, prepare financial reports, and collaborate with legal counsel and service providers to ensure smooth property operations and optimize costs.
Responsibilities
- Independent management of a commercial property portfolio
- Administration and support of lease agreements, including rent adjustments and renewals
- Monitoring of rental income and dunning process for payment arrears
- Tenant support, including processing inquiries, complaints, and concerns
- Minimizing vacancies through targeted marketing measures and tenant retention
- Organization and coordination of maintenance and repair work
- Regular property inspections and monitoring of property condition
- Collaboration with tradespeople, service providers, and technical specialists to ensure smooth property management
- Monitoring and control of operating costs and optimization of cost structures
- Preparation and review of ancillary cost statements for tenants
- Preparation of regular reports for owners and investors
- Collaboration with lawyers on legal issues, particularly in tenancy law
- Preparation and monitoring of the budget for the property strategy and reduction of operating and ancillary costs (where possible)
- Preparation of economic plans
- Processing of insurance claims
Requirements
- Completed commercial apprenticeship with a real estate focus and many years of experience in active management and customer support
- Responsible, independent, proactive, and team-oriented work style, as well as a structured and results-oriented approach
- Strong communication skills & good German language skills, both written and spoken
- Proficiency with PCs (common office software)
- Willingness to learn and affinity for digital applications in office operations
- Valid driver's license class B
- Quick comprehension, commitment, flexibility, and a strong hands-on mentality with a high sense of responsibility
