About the Role
Join the Japan team of GIC Real Estate, a leading global investor, to implement strategies for building a substantial direct real estate portfolio across various sectors. This role offers the opportunity to invest with scale and generate alpha through in-house capabilities, contributing to Singapore's financial future.
Responsibilities
- Screen and evaluate deals by performing market research, financial analysis, and cash-flow modelling.
- Assist in managing the deal process from internal approval papers to closing.
- Play a key role in asset managing the existing portfolio by working with joint venture partners or service providers.
- Develop annual strategic asset plans and budgets and oversee their implementation.
- Monitor the ongoing performance of assets against budgets and benchmarks, anticipating issues and recommending solutions.
- Assist senior members of the team in business development and relationship building.
Requirements
- 1 to 5 years' relevant working experience in investment and/or asset management.
- Exposure to the Japan real estate investing market will be advantageous.
- Strong financial modelling skills, including building cash flow, waterfall, and returns models for real estate transactions.
- Strong teamwork and collaborative mindset.
- Strong critical thinking and business acumen, intellectual curiosity balanced with a practical mindset, action-oriented and a good sense of urgency.
- Attention to detail and an ability to deal with operational processes.
- Strong communication and interpersonal skills.
- Bilingual in Japanese and English.
