About the Role
The Director of Buildings and Facilities is responsible for the safety, operations, security, maintenance, and capital improvements for the Museum's campus within the South Street Seaport Historic District, encompassing multiple buildings, a historic lighthouse, and a pier.
Responsibilities
- Supervise and direct building care, maintenance, repairs, housekeeping, and IT.
- Coordinate and manage external service providers.
- Manage the Buildings and Facilities Manager, Lead Porter, Porter, Interim Director of IT, and IT staff.
- Schedule and supervise outside contractors and service providers.
- Develop and maintain relationships with key Museum partners and NYCEDC.
- Serve as the first point of contact for emergencies and lead emergency preparedness efforts.
- Monitor and advise senior leadership on regulatory, safety, technology, and IT challenges.
- Oversee Museum security and update security guidelines.
- Prepare and monitor facilities and IT budgets.
- Ensure compliance with New York City codes, regulations, and laws.
- Develop and maintain a long-term plan for regulatory, safety, and IT compliance.
- Manage long-term capital projects in consultation with stakeholders.
- Plan and direct construction activities from pre-construction through close-out.
- Oversee the preparation and review of RFPs and contracts for capital improvements.
- Supervise, inspect, and approve contractor work.
- Plan, organize, and track capital budget and funding.
- Provide reporting and capital planning input to senior leadership.
- Plan and direct smaller institutional capital expense projects.
- Develop cost estimates and alternatives for proposed facility modifications.
- Perform other duties as assigned.
Requirements
- Bachelor’s degree in a related field or demonstrated equivalent experience in building operations and management.
- Minimum 5 years of experience in building and facilities management, ideally in a campus-like setting, historic buildings in NYC, or museum operations.
- Demonstrated experience in construction project development, design, and management.
- Experience working with cultural institutions, city, state, and federal agencies, historic preservation, and LEED.
- Excellent understanding of HVAC, electric, plumbing, painting, and carpentry systems.
- Familiar with HVAC-BMS and Building Management Software.
- Ability to read schematic designs, blueprints, and project documents.
- Familiarity with current New York City/State codes and safety regulations.
- Familiarity with facilities-related concerns of museums, libraries, and/or archives operations.
- Experience in budget development and management, purchasing, and procurement.
- Excellent analytical and critical-thinking skills.
- Excellent verbal and written communication skills.
- Excellent organizational, time management, project management, and interpersonal skills.
- Ability to solve problems creatively and formulate/implement process improvements.
- Ability to manage multiple priorities in a fast-paced, changing environment.
- Proficiency in Microsoft Office and Google platforms.
- Ability to work a varied schedule, including evenings and weekends, and be available 24/7 for emergencies.
- Must be able to work in varying conditions, including heat, cold, and inclement weather.
- Must be able to lift up to 50 pounds and handle physical tasks.
- Ability to climb up and down stairs frequently.
