About the Role
Ensure all environmental conditions are maintained at all times with regard to critical building systems. Carry out PPM tasks and reactive and breakdown works to all M&E systems within the site. Must demonstrate knowledge of Air conditioning, UPS, Generators, LV systems, including fault finding using graphical information and current alarm data.
Responsibilities
- Ensure routine PPM is carried out to all mechanical & Electrical plant in accordance with Site task schedules and asset lists.
- Ensure reactive tasks throughout the building are completed and be proactive in highlighting areas for improvement.
- Ensure sub-contractors perform to meet contract requirements, administering work approvals and safe operation.
- Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Ensure plant faults and defects are swiftly remedied to maintain plant in serviceable order.
- Ensure suitable spares are available for maintenance and reactive works, providing parts lists and estimated timescales.
- Ensure all relevant paperwork regarding reactive and breakdown works is completed and passed to the contract administrator.
- Ensure Method Statements and Risk Assessments are prepared and used for all tasks to ensure safe working practices.
- Develop a good working relationship with all members of BGIS staff, subcontractors and client representatives.
- Ensure the provision of a Safe and Healthy working environment, including wearing uniform and PPE.
- Ensure the professional image of BGIS is presented to clients.
- Ensure all plant rooms under BGIS responsibility are locked and kept clean and tidy.
- Supervise and monitor subcontractors' works while they are on site.
- Ensure assigned tasks are actioned and completed appropriately.
- Ensure tasks are completed with appropriate H&S awareness/implementation.
- Ensure awareness and compliance to contractual KPI’s/SLA’s.
- Ensure Computer Based Maintenance system (e.g., Maximo) is kept up to date, with PPM and reactive tickets closed out accurately.
- Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements (or approved client system).
- Complete any other task as directed by the Site management team.
- Ensure the engineering team produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating non-compliance.
- Proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Overview the buildings environmental conditions using the BMS System and utilize same to maintain acceptable internal conditions.
