Responsibilities
- Ensure routine planned preventative maintenance (PPM) is carried out to all mechanical & Electrical plant in accordance with site task schedules and asset lists.
- Ensure reactive tasks throughout the building are completed and be proactive in highlighting areas for improvement, including concessionary stores and fabric-related items.
- Ensure subcontractors perform to meet contract requirements, administering work approvals and safe operations during repairs or services.
- Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Ensure plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
- Ensure suitable spares are available for maintenance and reactive works, providing parts lists and estimated timescales for remedial works.
- Ensure all relevant paperwork for reactive and breakdown works is completed and passed to the contract administrator without delay.
- Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Develop good working relationships with all members of BGIS staff, subcontractors, and client representatives.
- Ensure the provision of a safe and healthy working environment, including wearing uniform and PPE at all times.
- Present the professional image of BGIS to clients at all times.
- Ensure all plant rooms under BGIS responsibility are locked at all times and kept clean and tidy.
- Supervise and monitor subcontractors' works while they are on site undertaking maintenance.
- Ensure assigned tasks are actioned and completed appropriately.
- Ensure tasks are completed with appropriate Health & Safety awareness and implementation.
- Ensure awareness and compliance with contractual Key Performance Indicators (KPIs)/Service Level Agreements (SLAs).
- Ensure the Computer Based Maintenance system (e.g., Maximo) is kept up-to-date, with PPM and reactive tickets closed out and accurate data captured.
- Proactively check the operation of the Lockout/Tagout (LOTO) system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Overview the building's environmental conditions using the Building Management System (BMS) and utilize it to maintain acceptable internal conditions.
- Ensure the engineering team on site produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating non-compliance where necessary.
- Perform any other task as directed by the Site management team.
