About the Role

This role is responsible for the oversight and supervision of Construction projects for RioCan’s Commercial Construction group and supports the advancement of projects through municipal approvals.

Responsibilities

  • Liaise with internal and external stakeholders including Asset Management, Property Management, Leasing, Procurement, Contractors, Consultants, Designers, Architects, Municipalities and Tenants on various projects.
  • Manage and/or support projects to obtain Zoning Amendments / Site Plan Approval / Variances as required.
  • Maintain knowledge of Municipal processes leading to planning related approvals and permissions.
  • Liaise with and direct Tenants and Partners regarding Municipal processes leading to planning related approvals and permissions.
  • Manage and support direct reports, including Assistant Project Managers and Coordinators.
  • Prepare accurate and timely reports, including quarterly accruals, monthly / quarterly reforecasts, and Project Status Report (PSR) Updates.
  • Assist with risk analysis and mitigation throughout a project life cycle.
  • Stay active and up to date on new construction practices, researching innovative ways to build efficiently and expeditiously.
  • Prepare construction budgets and scheduling for internal approvals.
  • Support the creation of project proformas.
  • Manage, oversee or support tendering processes, ensuring corporate policies are adhered to, and provide tender analysis with recommendations for approvals.
  • Manage multiple projects, including visiting sites to ensure disruption to operations is limited and projects stay on time & on budget, contract administration, issuance of change orders/budget revisions, and review/approval of invoices.
  • Work closely with and provide support to the Property Management group during projects.
  • Review/Analyze leases to ensure projects are supporting RioCan’s obligations.
  • Ensure all Landlord and municipal requirements are met prior to providing Tenant approval to begin construction.
  • Participate in Commercial Construction led internal / external initiatives supporting RioCan’s corporate goals when called upon.
  • Perform other duties / projects as required.

Requirements

  • 5 years of experience in Construction Management.
  • Experience in blueprint reading, building codes, municipal requirements, and fire code regulations.
  • Thorough knowledge of all aspects of construction and technology methods, industry practices, estimating/budgeting, scheduling and general safety requirements.
  • Excellent time management and organization skills.
  • Ability to communicate and report accurately and on time.
  • Proven negotiation skills.
  • Strong people management skills.
  • Effective critical thinking.
  • Experience with budget forecasting, creating spreadsheets, troubleshooting, project planning, interpreting legal documents, accounting, interpreting specs and standards.
  • Proven understanding of Lease Agreements.
  • Exceptional oral and written communication skills.
  • Proficiency in MS Word, Excel, Project, Acrobat Professional and Outlook.
  • Experience with AutoCad, Blubeam, PowerBI, PowerApps.
  • Experience with “Yardi” ERP system is an asset.

  • $114,000 - $139,000 a year
