About the Role

The Maintenance Technician performs technical and mechanical work to ensure the property meets company standards for cleanliness, appearance, safety, and functionality. This role is pivotal in maintaining the property's condition and resident satisfaction.

Responsibilities

  • Completes assigned work orders within 24 to 48 hours.
  • Performs routine upkeep on the property by diagnosing and making repairs.
  • Completes the make-ready process for vacant apartments.
  • Supports cost-cutting by fixing rather than replacing parts when possible.
  • Follows procedures for accessing and tracking maintenance shop inventory.
  • Completes documentation and paperwork accurately and timely.
  • May inspect work performed by contractors and vendors.
  • Complies with safety and risk-management policies.
  • Demonstrates customer service skills by treating residents with respect and completing work orders efficiently.
  • Assists in conducting property inspections to identify safety and risk management concerns.
  • Performs other duties as assigned.

Requirements

  • Must be available to work weekends when scheduled.
  • Must be able to perform essential job functions unaccompanied.
  • Works in frequent exposure to outside elements.
  • Must be able to work a flexible work schedule, including evenings, weekends, and holidays.
  • Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.
  • Frequently required to stand, walk, reach, climb, stoop, and squat.
  • Intermittently required to sit and perform keyboard work.
  • Routine local travel may be required for business errands.
  • Non-local travel may be required for business responsibilities.

Skills

  • Communication and Delivery Skills
  • Ability to connect to people at all levels
  • Proficiency in internet, word processing, spreadsheet, and database management programs
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site)

Location

  • Local travel may be required

Work Type

  • 40 hours in a regular work week
  • Full-time

Experience Level

  • 1-3 years of apartment maintenance experience or equivalent preferred

Education Level

  • High School Diploma or GED Equivalent
