About the Role
Oversee ongoing facility maintenance and repairs to ensure a multifamily property operates and appears at its best. Proactively address routine maintenance and cleanliness, impacting people's lives positively. Lead by example in day-to-day maintenance activities, setting the standard for work completion and assisting other technicians. Manage the Make-Ready board to keep turnover work on schedule and ensure property grounds are maintained. Engage in difficult conversations, seeking to understand and resolve concerns. Utilize project management skills for cost-effective, high-quality, timely resolutions. Create a safe working and living environment with a safety-first approach.
Responsibilities
- Address work orders and other repair and maintenance issues.
- Complete assigned work orders.
- Assist other technicians with work orders.
- Manage the Make-Ready board to ensure turnover work stays on schedule.
- Ensure the property grounds are kept up.
- Engage in difficult conversations with employees and residents.
- Seek to understand and resolve resident concerns and issues.
- Find cost-effective, high-quality, timely resolutions to repair and maintenance issues.
- Engage with residents in their units and about the property in a friendly and efficient manner.
- Utilize EPA certification to handle certain substances and chemicals properly.
- Train the maintenance team in proper safety procedures and protocols.
Requirements
- Five-plus years of experience in property maintenance (residential or hospitality).
- At least one year of supervising others.
- One or more technical certifications (e.g., HVAC, CPO, electrical, plumbing).
- EPA certification.
- Maintain your own tool kit.
- Valid driver's license.
- Familiarity with local, state, and federal employment laws.
- Familiarity with a variety of tools and materials needed to maintain residential buildings.
- Basic proficiency with Microsoft Office Suite or related software.
- Must have own tools.
- Able to frequently lift or move items weighing up to 25 pounds.
- Occasionally needs to lift or move items weighing up to 50 pounds.
- Able to use hands to use and manipulate tools and objects or control equipment.
- Adequate vision to do the same safely.
- Stamina and dexterity.
- Able to move about the property to perform assigned tasks and responsibilities.
- Standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates.

Experience Level

- Minimum of 1-year experience supervising two or more employees
Education Level
- High School Diploma or GED
- Technical degree in a related area of study or one or more technical certifications
- S1 or S2 HVAC certification highly desirable
Salary/Compensations
- $40.00 - $42.00 Hourly
