About the Role
The Escrow Officer is responsible for handling all duties related to the closing process while keeping all parties informed. This position requires 3+ years of escrow experience and high-volume builder environment experience.
Responsibilities
- Handle all escrow processes from beginning to end.
- Prepare Closing Disclosures and/or ATLA Settlement Statements per client requirements and CFPB/TRID and RESPA guidelines.
- Review documents such as surveys, sale purchase contracts, preliminary title reports, lender instructions/loan documents, and legal descriptions.
- Open pipeline files promptly and order all required file documents, including HOA Certs, Tax Certs, and Surveys.
- Collaborate with the title department to clear title defects by ordering partial or full release of lien as needed.
- Effectively manage a large pipeline while meeting time frame requirements and maintaining continuous communication with builder coordinators, buyers, lenders, and realtors.
- Prepare and ensure accuracy of title/escrow company documents for closings.
- Understand standard terminology commonly used in the title industry.
- Collect all Taxes and HOA's, including any delinquencies and/or principal and interest associated with the purchase property.
- Conduct face-to-face closings with buyers, realtors, and loan officers, and explain lender documents to customers/buyers.
- Complete the closing and funding process, including obtaining funding numbers, copying closing packages, disbursing funds via wire or check, and preparing lender packages for FedEx.
- File recordable documents via e-recording and send files for title policy preparation.
- Perform other duties as needed or assigned.
Requirements
- Prior experience working on a builder account and handling all escrow/closings.
- Knowledge of Title industry software; SoftPro is a plus.
- Excellent phone and customer service skills.
- Exceptional verbal and written skills.
- Multitasking skills.
- Highly organized and detail-oriented.
- Proven ability to develop and maintain strong, positive working relationships with internal peers and external business partners.
- Active Notary Public.
- Escrow License.
