About the Role
The Manager, Projects has full lifecycle project management responsibilities for Capital and Operating projects and strategic initiatives. This position will assist and provide support in implementing the Strategic Plan. The Project Manager – Net Zero Transformation will lead the planning and delivery of sustainability and decarbonization initiatives focused on improving energy efficiency, infrastructure performance, and environmental outcomes.
Responsibilities
- Prepares detailed requirements, cost estimates, specifications, drawings/sketches for planned projects for budget and construction implementation purposes.
- Provides project management leadership and expertise to various projects across the organization that supports the successful execution of our Strategic/Master plans.
- Builds and maintains professional partnerships with internal partners/stakeholders and support teams.
- Inspects and oversees the work in progress by contractors on all assigned projects, ensuring compliance with specifications, quality standards, and regulations.
- Undertakes or assists with contractor site briefings and inspections during the tendering phase.
- Evaluates tender submissions and makes recommendations for award.
- Develops consultant requirements and Requests for Proposals, evaluates proposals, and recommends consultant selection.
- Manages projects within assigned budgets, undertaking all necessary cost controls.
- Maintains detailed account records for each project assigned, including costs associated with consulting, inspection/testing, construction, change orders, and permits.
- Ensures projects are managed within assigned timelines, undertaking all necessary scheduling control.
- Develops, updates, and maintains detailed schedules using MS Project software.
- Performs record keeping tasks by ensuring the timely and efficient preparation, processing, and maintenance of all project-related documentation.
- Works with consultants, contractors, government agencies, and Zoo staff with respect to projects.
- Reviews architectural and engineering drawings and specifications for completeness and accuracy.
- Attends meetings at all phases of project development and implementation, ensuring accurate minute and record keeping.
- Ensures post-construction documentation is received and is complete, including as-built drawings, maintenance manuals, and warranty information.
- Retains all project closeout information for preventative maintenance, operations, and future reference.
- Follows up prior to expiration of warranty periods to ensure completion of all warranty deficiencies.
- Participates in the review of the annual Operating Budget and five-year Capital Program, assisting with project priorities, cost estimates, and justifications.
Requirements
- Must possess a post-secondary degree in a Construction related discipline (Architecture/Engineering/Environmental/Landscape) from a recognized institution or have an equivalent amount of training and experience.
- Must possess a PMP certification from PMI.
- Must have 5-7 years progressive related experience, 2 at the supervisory level.
- Must have practical experience in construction supervision and/or management.
- Experience in a unionized environment is preferred.
- Must be experienced in reading and interpreting architectural, structural, mechanical, electrical, civil, and landscape drawings.
- Must possess sound knowledge of project management, office procedures, construction methods, and planning.
- Must possess thorough knowledge of scheduling and contractor relations.
- Must have a proven ability to supervise construction and perform contract administration duties.
- A proven ability to effectively lead and motivate staff and to lead work teams.
- Possess experience in the preparation and administration of an operating budget.
- Must be knowledgeable in the use of computerized programs and systems, including Microsoft Office 365.
- Well-developed interpersonal skills, along with strong communications skills including excellent writing skills and the ability to speak confidently in public.
- Must have a working knowledge of the Ontario Occupational Health & Safety Act and WHMIS legislation.
- Must be able to deal with staff and public in a courteous and efficient manner.
- Must be able to work weekends and holidays.
- The successful candidate may be required to provide a police reference check and/or driver’s abstract.
- Candidates may be required to take a written and/or practical examination relevant to the position.
