About the Role
Oversee property maintenance, including supply ordering, problem diagnosis, and service request fulfillment, leveraging expertise in HVAC, plumbing, electrical, and general carpentry.
Responsibilities
- Supervise service staff workflow and delegate tasks.
- Manage expenditures to meet and exceed budget expectations.
- Order necessary supplies, materials, and tools.
- Diagnose and repair major appliances, HVAC, plumbing, electrical (where no license is required), general carpentry, pool care, and roof/gutter issues.
- Address landscaping and snow/ice removal.
- Communicate effectively with residents and coworkers.
- Perform service requests accurately and promptly.
- Operate computers and technological devices for email and company software.
- Execute Elmington's standards for service work orders and vacant turn times.
- Maintain the physical condition of the property.
- Utilize hand tools and power tools.
- Perform building maintenance and repairs.
- Respond to issues outside of normal work schedule when required.
- Accurately report all time worked.
- Follow all company policies and procedures.
- Perform other duties as assigned.
Requirements
- Minimum 2 years of property maintenance or maintenance experience.
- Effective communication skills.
- HVAC or EPA Universal certification required.
- Obtain required certification within 60 days of employment if not currently certified.
- Ability to frequently sit, stand, and walk.
- Ability to regularly talk or hear.
- Ability to frequently use hands or fingers to handle or feel objects, tools, or controls.
- Ability to occasionally climb or balance, stoop, kneel, crouch, or crawl.
- Ability to occasionally lift and/or move up to 25 pounds.
- Possess close vision, distance vision, peripheral vision, and ability to adjust focus.
- Ability to withstand seasonal cold and heat outdoors.
- Ability to travel up to 10% of the time.

- Electrical License (Advantageous)
