About the Role

Responsible for hands-on maintenance of building systems to ensure safe, efficient, and proper operations of assigned properties. Perform repairs and assist in the operation, monitoring, and preventative maintenance of building systems.

Responsibilities

• Understand A.C. circuits and safety procedures for electrical systems.
• Troubleshoot and identify short circuits or grounds in single or three-phase A.C. circuits.
• Replace outlets, switches, lighting ballasts, circuit breakers, and motor control starters.
• Understand the refrigeration cycle for HVAC systems.
• Conduct preventative maintenance on air handling units.
• Respond to HVAC calls and perform repairs or adjustments.
• Test and adjust chemical treatment levels in water systems.
• Perform daily chiller inspections, make necessary adjustments, and record findings in the chiller log.
• Replace belts, motors, bearings, actuators, and valves on air handling units and cooling towers.
• Adjust pneumatic or direct digital control (DDC) controllers and actuators for proper operation.
• Adjust set points, start-up, and temperature on the building energy management system.
• Troubleshoot Power Induction Units (PIU) or Fan Powered Terminal Units (FPIU) to ensure proper operation.
• Troubleshoot, adjust, and balance pumping systems.
• Understand plumbing systems.
• Rebuild and repair flush valves and faucets.
• Replace wax bowl seals and remount toilets, urinals, and lavatories.
• Perform preventative maintenance on system pumps.
• Adjust and service pressure-reducing valves.
• Understand the operation of property life safety systems.
• Identify and respond to fire alarm and trouble calls, enabling and disabling points as needed.
• Conduct weekly inspections of emergency generators and fire pumps, recording results in logs.
• Make recommendations for outside service as appropriate.
• Repair and replace door closures, door hardware, and door operators.
• Adjust and repair security systems.
• Understand mechanical drawings and wiring diagrams.

Requirements

• Minimum of 6 years of experience in building maintenance industry or a certified trade school degree in HVAC, electronics, or related trade.
• High School Diploma or GED.
• Knowledgeable in the safe and proper use of tools including ladders, lifts, basic hand tools, voltmeter, manual drain auger, plumber’s helper, safety goggles, ear protection, and fire extinguisher.
• Extensive knowledge in chiller and boiler operations.
• Ability to operate heavy equipment such as chillers, generators, switchgear, pumps, and air handling units.
• Availability for overtime and on-call duties outside normal working hours.
• Ability to stand and maintain well-paced mobility for up to 4 hours.
• Ability to bend, stoop, squat, and stretch for cleaning and repair/maintenance tasks.
• Ability to lift up to 50 lbs. regularly.
• Physical ability for grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, handling objects, reaching, talking, listening, hearing, and visual acuity.
