About the Role

This position assists in the hands-on maintenance of building systems to ensure safe, efficient, and proper operations of assigned properties. Responsibilities include performing minor repairs and supporting the operation, monitoring, and preventative maintenance of building systems. This is an on-site position located in Austin, Texas, with no remote or hybrid options.

Responsibilities

  • Possess a basic understanding of A.C. circuits and safety procedures
  • Properly reset breakers and report shorts
  • Replace outlets, switches, and lighting ballast
  • Possess a basic understanding of the refrigeration cycle
  • Perform minor preventative maintenance of an AHU
  • Respond to HVAC calls and determine if repair is needed promptly
  • Assist with tests and minor adjustments to chemical treatment levels in the water system
  • Perform daily inspection and log of a chiller, reporting anything out of range
  • Inspect and replace belts on an AHU
  • Possess a basic understanding of plumbing systems
  • Perform minor repairs to flush valves and faucets
  • Inspect and replace wax bowel seals, remounting toilets and urinals when needed
  • Perform minor preventative maintenance of a systems pump
  • Possess a basic understanding of the operations of the building's life safety systems
  • Identify and respond to fire alarms and troubles promptly
  • Conduct weekly inspection and log of the Emergency Generator
  • Repair and replace door closures and minor door hardware
  • Perform minor adjustments and repair of security systems
  • Read and record tenant utility meters
  • Perform remedial tasks such as painting, cleaning, and unclogging toilets or drains

Requirements

  • Minimum 2 years of experience in building maintenance industry and/or a certified and credited trade school degree in HVAC, electronic, or other industry-related trade
  • High School Diploma or GED
  • Available for overtime and/or on call outside normal working hours
  • Strong mechanical or electrical background preferred
  • Knowledgeable in the safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, plumbers helper, safety goggles, ear protection, and fire extinguisher
  • Able to operate heavy equipment such as chillers, generators, switchgear, pumps, and air handling units
  • Excellent organizational and problem-solving skills
  • Excellent customer service skills
  • Team player, able to work outside core business hours when needed, and willing to accept a variety of tasks
  • Strong interpersonal skills and ability to work and communicate effectively with all levels of operations
  • Self-starter, able to work well with minimal supervision
  • Able to speak, read, write, and understand the primary language(s) used in the workplace
  • Perform responsibilities with an acute sense of urgency to meet the needs of others
