About the Role
The Leasing Associate is responsible for professionally achieving high occupancy and resident retention goals by creating positive relationships with prospects, current residents, clients, and vendors.
Responsibilities
- Perform all sales and leasing activities, including greeting and qualifying prospects, and touring property and amenities.
- Ensure the property and show units meet Company standards for marketing/leasing tours.
- Communicate upkeep needs with the Property Manager and Maintenance Team.
- Record all telephone and in-person traffic according to Company policy.
- Ensure applications are completed according to Company policy.
- Ensure leases are completed according to Company policy.
- Ensure the move-in process is completed according to Company policy.
- Ensure the renewal process is completed according to Company policy.
- Ensure the move-out process is completed according to Company policy.
- Use on-site property software to track apartment availability.
- Maintain knowledge of market trends and competitor conditions impacting property occupancy.
- Prepare market surveys.
- Design marketing plans and activities to drive property traffic.
- Complete outreach marketing and record all marketing efforts.
- Utilize the internet for marketing, including Craig’s List, Google, and other search engines.
- Distribute newsletters, flyers, and resident notices.
Requirements
- High school diploma or equivalent.
- 1 year experience in apartment leasing and/or sales.
- Apartment leasing experience or experience in a customer service-related industry (e.g., retail sales, hospitality).
- Ability to read, write, and communicate effectively to comprehend and complete documents, lease agreements, and interact with residents.
- Demonstrated ability to apply sales skills (generating sales leads, conducting presentations, qualifying prospects, and closing).
- Mathematical skills at a high school level to calculate prorated rents and deposits.
- Proficiency in using property management software(s) and Microsoft Office.
- Basic knowledge of Fair Housing Laws.
