About the Role
GreenLite seeks a Director / Senior Director of Marketing to build and lead its marketing function, a strategic hire to evolve the existing foundation into a growth engine. This role will establish product marketing, an inbound pipeline engine, strategic marketing operations, and continuous market intelligence. The ideal candidate understands marketing to niche, education-heavy B2B buyers in construction and real estate. This role reports to the Senior Director of Commercial Strategy & Operations and includes managing an existing Marketing Manager, with opportunities to grow the team.
Responsibilities
- Establish product marketing, including positioning frameworks, value proposition architecture, persona-based messaging, competitive intelligence, and category narrative development.
- Develop and manage the inbound pipeline engine, overseeing demand generation strategy across digital channels, events, direct mail, and ABM, with full ownership of budget and outcomes.
- Implement marketing operations and analytics infrastructure, including lead routing, SLAs, stage definitions, attribution reporting, and executive dashboards to track pipeline contribution.
- Manage content strategy across the buyer's journey, producing high-priority assets and overseeing other content production.
- Create and execute a CEO/founder thought leadership strategy to position GreenLite as a trusted voice in permitting and compliance.
- Collaborate with Sales on pipeline targets, enablement materials, and bespoke ABM content for enterprise deals.
- Define events strategy and ROI, including conference participation, hosting events, and integration with account-based plays, partnering with the Marketing Manager for execution.
- Monitor the AEC market, competitive landscape, and AI's impact on permitting, translating insights into messaging and positioning.
- Manage and develop the Marketing Manager, define team roles, and advocate for incremental hires, owning strategy and outcomes while the team executes.
- Utilize AI tools and emerging technologies to enhance marketing velocity and output, developing a GEO/AEO strategy for AI-powered search.
Requirements
- 8-10+ years of B2B marketing experience, covering product marketing, demand generation, and marketing operations.
- Experience building or maturing a marketing function from the ground up in a high-growth company.
- Proven ability to build a product marketing function from scratch, including positioning frameworks, value propositions, persona-based messaging, and category narrative.
- Marketing agency background, demonstrating pace, client-service mentality, and cross-functional breadth.
- Experience in a sales-led go-to-market environment, with a track record of building marketing-sourced pipeline and demonstrating impact on pipeline mix.
- Full-stack marketing expertise across product marketing, demand generation, content, enablement, and marketing operations, combining strategic and execution skills.
- Demonstrated ability to partner with sales on pipeline targets, enablement, and enterprise deal support.
- Startup mentality, comfortable working on a small team at a scaling company and performing hands-on work.
- Understanding of marketing in niche, education-heavy environments where category education is crucial.
- Experience managing agency partners for design, paid media, SEO/GEO, and PR, ensuring accountability for outsourced execution.
- NYC-based or willing to relocate, with expected in-office presence.
