About the Role
GWLRA is seeking a motivated Asset Management Analyst to contribute to the day-to-day management and analysis of a growing portfolio. This role requires a self-starter with a passion for real estate, strong work ethic, analytical and interpersonal skills, and a team-oriented approach.
Responsibilities
- Support the team in the preparation of annual budgets, interim forecasts, and business plans.
- Liaise with external appraisers, provide pertinent information, and review draft appraisals and valuation models for the annual appraisal process.
- Present various reports to senior asset management staff and the portfolio management team.
- Build and maintain cash flow and valuation models using discounted cash flow (DCF) analysis, net-present value (NPV) analysis, and cash-flow modelling.
- Utilize analytical tools to complete asset valuations, lease analyses, and capital rationales.
- Prepare analysis and reports for internal and external parties.
- Collaborate with internal teams during acquisition, disposition, and development phases, and participate in the due diligence process.
- Lead appraisals and actively participate in the valuation process.
- Evaluate asset return performance against market benchmarks.
- Stay current with market trends and prepare market reports and research papers for internal use.
- Prepare presentations for external clients, including mid-year review and budget presentations.
- Provide support to the asset management team on special projects.
Requirements
- Minimum of 1-3 years of experience in commercial and/or residential asset management, investment analysis, brokerage, or appraisal.
- Proficiency in Microsoft Excel, Office, PowerPoint, and Outlook.
- Experience with Argus Enterprise is an asset.
- Motivated self-starter capable of working independently and navigating ambiguous tasks.
- Excellent quantitative, analytical, financial modelling, problem-solving, and researching skills with strong attention to detail.

Salary/Compensations
- $62,800 - $94,200
