About the Role

The Live-In Maintenance Technician will contribute to and participate in activities related to preventative, scheduled, or unscheduled maintenance, as well as environmental, health, and safety initiatives.

Responsibilities

  • Perform general cleaning of common areas and amenity spaces, including sweeping, vacuuming, mopping, and sanitizing bathrooms.
  • Conduct exterior cleaning duties in underground garages, parking levels, service rooms, foyers, patios, and rooftops, and pick up debris around the property.
  • Complete seasonal cleaning tasks such as watering flowerpots, snow shoveling, sidewalk snow maintenance, and pressure washing.
  • Address scheduled and emergency maintenance needs, including clogged sinks, lighting replacement, and flood cleanup.
  • Respond to resident issues and service requests within 24 hours, ensuring prompt service and resident satisfaction.
  • Accompany vendors and contractors, reporting progress to the management office.
  • Become familiar with the emergency operation of electrical, elevator, boiler, fire panel, safety systems, mechanical systems, emergency generator, sprinkler, and timer systems.
  • Coordinate month-end duties, including pre-inspection and turnover of vacant suites.
  • Maintain accurate and timely operations records, files, and documentation.
  • Check readings on pressure and temperature gauges in the mechanical room.
  • Maintain up-to-date MSD work sheets for maintenance products and adhere to OSH rules and regulations.
  • Keep service records for all equipment and complete scheduled tests and preventive maintenance.
  • Perform emergency response and on-call duties as required.
  • Perform other related duties as required, which may involve lifting objects weighing 50lbs.

Requirements

  • Completion of high school required.
  • Related hands-on experience with Multi-Residential Property Management with a strong service ethic commitment.
  • Awareness of Occupational Health and Safety and WHMIS management practices.
  • Comfortable using Smart Phones and two-way radios.
  • Flexibility in hours for on-call duties, move-in/move-outs, and emergencies occurring after regular office hours.
  • Knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.).
  • Ability to develop and sustain cooperative working relationships with staff, contractors, the public, and residents.
  • A criminal verification check is required for employment.
