Responsibilities
- Receive and follow maintenance schedules and instructions; perform unscheduled maintenance tasks.
- Complete assigned work orders promptly and accurately.
- Coordinate work with contractors for efficient and timely completion.
- Perform routine maintenance and repair on facility, grounds, and equipment, including preventive measures, plumbing, plastering, electrical, carpentry, and mechanical tasks.
- Maintain roadways, parking areas, and driveways (cutting, trimming, policing, sweeping).
- Clean windows and screens.
- Replace burned out light bulbs, including exit, overhead, fluorescent, and room call lights.
- Perform cleaning duties in high places using appropriate equipment and following safety procedures.
- Service heating and cooling units/systems according to manufacturer specifications and established policies.
- Maintain the general plan and facility in good repair, ensuring a safe, clean, and orderly environment.
Requirements
- Proficient ability to read, write, and follow instructions.
- Working knowledge in the use and repair of general maintenance supplies.
- Proficient ability to speak, read, and write English; ability to understand business documents.
- Ability to effectively communicate verbally with residents, families, visitors, and co-workers.
- Ability to understand and follow basic written and oral step-by-step instructions.
- Ability to move maintenance equipment, using up to 100 pounds of force occasionally, 50 pounds frequently, and 20 pounds continuously.
- Depth perception and peripheral vision are important for tasks involving objects, equipment, and machines within arm's reach.
- Ability to turn, stoop, kneel, crouch, reach, push, pull, handle, stand, and walk over 75% of shift.
- Ability to safely utilize maintenance equipment and recognize sound differences indicating operational problems or safety concerns.
- Ability to work under close supervision performing routine, standardized tasks.
