Responsibilities
- Inspect buildings, equipment, and systems to identify issues.
- Complete make-readies and tossing of apartments as tenants depart.
- Repair faulty equipment units and damaged structures, including minor fixes like repairing broken locks and filling wall gaps.
- Develop and implement preventative maintenance procedures.
- Manage and troubleshoot heating and plumbing systems to guarantee functionality.
- Conduct periodic checks on equipment and systems to ensure they meet standards.
- Perform general maintenance tasks including landscaping, painting, and carpentry.
- Maintain inventory records for equipment and supplies.
- Inspect and perform basic troubleshooting of control panels and electrical wiring.
- Install appliances, fixtures, and shelving.
- Perform drywall and sheetrock repair and installation.
- Check the functionality of safety systems, such as fire alarms.
- Collaborate with workers and other professionals during renovations.
- Report maintenance issues to the Executive Director.
- Adhere to and complete all necessary work to fulfill the requirements of all policies, procedures, and standards of the Mary Lee Foundation, and applicable outside agencies including HHSC, TWC, and HUD.
- Serve one scheduled On-Call week/weekend per month, and as needed.
Requirements
- Clean background check.
- High school diploma or equivalent.
- At least one year of experience with apartment maintenance at the professional level.
- Familiarity with HHSC, HUD, or TWC standards or willingness to learn.
- Authorized to work in the United States.
- Valid Driver’s License (preferred).
- Ability to see, hear, speak, and write clearly.
- Ability to reach with hands and arms, stoop, kneel, crouch, crawl, sit, stand, and walk for long periods.
- Ability to climb stairs, walk inclines, and navigate uneven terrain.
- Ability to lift, bend, and move up to 50 pounds.
Skills
- Basic knowledge of HVAC, plumbing, and electrical systems.
- Experience using hand and electrical tools.
- Ability to read technical manuals and drawings.
- Very good communication and interpersonal skills.
- Physical stamina and dexterity.
Experience Level
- At least one year of experience with apartment maintenance at the professional level

- High school diploma or equivalent
