About the Role
Concert Properties is seeking a Maintenance Technician to join their Property Management team. This full-time, live-in position supports the maintenance and operation of residential properties, focusing on enhancing curb appeal and resident satisfaction. The role requires a varied technical skill set and the ability to work under varied conditions while upholding Concert's high customer service brand.
Responsibilities
- Conduct daily inspections of mechanical and electrical equipment, including rooftop equipment, sprinkler systems, elevator rooms, and electrical rooms.
- Clean building exterior grounds, sidewalks, and parkades to a high standard, including litter removal and power washing.
- Assist with suite preparation for turnover to ensure timely and high-quality readiness for new residents.
- Maintain a daily logbook of activities, maintenance requests, and emergencies.
- Update and maintain maintenance records, including inspection reports, turnover sheets, and contractor files.
- Monitor and respond to issues regarding building automated systems (VVT/DDC).
- Identify and address operational/maintenance deficiencies and property damage, liaising with contractors as needed.
- Assist with monitoring and maintaining access systems, including timed events and access card management.
- Coordinate and supervise preventative maintenance of all building equipment and systems, including HVAC, Electrical, Fire & Life Safety, and Elevators.
- Perform housekeeping, repair, and maintenance services for common areas, suites, building exterior, and walkways.
- Daily removal of bins from the compactor.
- Perform minor plumbing repairs, such as fixing taps, clearing drains, and replacing flush valves.
- Perform minor electrical repairs, such as changing switches and outlets, and installing light fixtures (120 Volt only), if licensed.
- Conduct minor drywall repairs and painting; repair grout; and replace kitchen and bathroom counters.
- Replace locks, door handles, and repair or replace door closers.
- Install interior suite, closet, balcony, and entry doors, and window blinds.
- Test emergency generators monthly and complete log sheets; coordinate bi-annual maintenance and monitor fuel storage.
- Participate in fire and life safety operations and procedures.
- Maintain inventory of maintenance supplies and re-order with management approval.
- Assist with inspections of vacant units, noting and arranging for cleaning or repairs.
- Monitor landscape contractor activities and ensure irrigation systems are functioning correctly.
- Conduct weekly roof inspections and ensure roof drains are clear of debris.
- Distribute ice melt and perform snow removal for entrances and sidewalks.
- Ensure daily cleanliness of city curbs and gutters surrounding the buildings.
Requirements
- Ability to physically carry out duties of a maintenance technician.
- Good oral and written English skills.
- Strong interpersonal skills.
- Ability to multi-task and consistently meet deadlines.
- Basic computer skills: use of Outlook, Word and Excel and smart phone operations.
- Knowledge of governing legislation such as the Residential Tenancy Act, Building Code, Fire Code and Occupational Health and Safety.
